THE ROLE: SENIOR ASSET MANAGER

Killian Pacific is seeking a Senior Asset Manager to play a key role within its high-performing team. The Asset Manager will directly oversee a diverse portfolio of assets (industrial, office, retail, and multi-family) in the Portland Metro Area. The position is based in Portland and will report to the Director of Portfolio Management.

The Senior Asset Manager is responsible for the overall operational and financial performance of their assigned portfolio of assets. A solution-focused approach and strong interpersonal skills are of utmost importance as you collaborate with your colleagues across the organization including the Senior Leadership Team, Asset Management, Accounting, Finance, Development, and Social Impact teams, as well as external stakeholders to deliver results in line with Killian Pacific’s goals and objectives.

Specific Responsibilities

  • Provide leadership and guidance to junior team members, including mentoring, coaching, and performance management, to ensure alignment with department goals and objectives.
  • Lead the drafting and implementation of annual strategic business plans, which will govern the assets’ operations, value creation, and placemaking.
  • Formulate and implement strategies that maximize the long-term, risk-adjusted financial performance, as well as the non-financial goals for each asset.
  • Make strategic recommendations to the Investment Committee, including hold/sell recommendations in accordance with investment objectives and market conditions.
  • Review monthly property financial statements to identify issues and opportunities for improvement.
  • Oversee property-level operating activities including supervision of third-party property managers and leasing brokers.
  • Work with third-party leasing brokers on leasing strategy and lease negotiation.
  • Conduct frequent site inspections and monitor competition and market conditions.
  • Manage property-level cash flows and make recommendations for contributions and distributions.
  • Establish and facilitate positive long-term relationships with tenants.
  • Audit and maintain ARGUS models.
  • Review and assist with JV investor reporting, quarterly reporting, annual reporting, lender reporting, and internal valuations.
  • Assist with transactional support (due diligence, legal, business plan, market research, expense comps, etc.) for acquisitions and dispositions.
  • Work with the Director of Financing to manage debt strategy, and to ensure compliance with loan maturities, covenants, DSCR, LTV ratios, and debt yields.
  • Collaborate with the Social Impact team to identify and integrate placemaking and impact objectives at each asset.
  • Develop and oversee the implementation of the annual operating budget, cash flow, and capital plans.

Ideal candidates will be/have

  • 4+ years of experience as an asset manager, preferably across multiple property types.
  • Bachelor’s degree (industry certificates, designations, and licenses a plus) or commensurate work experience.
  • Experience overseeing a team of at least 2 people.
  • Demonstrated ability to grow NOI through creative value enhancement strategies and proven execution.
  • Strong sense of autonomy, personal motivation, and responsibility.
  • Highly proficient in Microsoft Office Suite including Excel, Word, and PowerPoint.
  • Ethics and integrity are paramount when representing the company.
  • Experience with ARGUS Enterprise.
  • A self-starter who is detail-oriented, articulate, and well-organized.
  • A team player, adept at managing multiple tasks, and deadlines.
  • Collaborative with strong interpersonal skills to interact with teammates and leadership.
  • Strong personal integrity, judgment, and professional maturity.
  • Experience directing activities of third-party management providers.
  • Excellent written and verbal communication skills.
