JOB DESCRIPTION

 

Talon Private Capital, LLC is a private real estate investment firm headquartered in Bellevue, Washington. Talon has a collection of HNW private families and institutional partners that seek to acquire quality assets throughout Puget Sound, Portland and Texas. Since formation in late 2009, Talon has acquired or joint ventured on 20 existing assets totaling more than $750 million and two development sites totaling 1.2 million rentable square feet. Additionally, Talon has served as an asset manager of over 3.5 million square feet of office assets for major institutional investors.

Talon is seeking an experienced Asset Manager to oversee a collection of complex commercial real estate properties located around the Pacific Northwest region. The ideal candidate for this position must be detail oriented, creative, have a strong work ethic and enjoy working within a small, entrepreneurial environment that is results-driven and community oriented.

 

The Asset Manager will have strong problem solving and quantitative skills and have a proven track record of negotiating various types of complex real estate contracts, including leases. The individual will also be well versed in overseeing budget processes, cash-flow management for distributions and assisting with asset-level financing and dispositions. The position will report directly to the Managing Principals responsible for each asset.

 

MAJOR DUTIES AND RESPONSIBILITIES

 

  • Develop initial and annual business plans unique to each asset under management;
  • Oversee property level operating activities including supervision of both in-house and third-party property managers, leasing agents and construction project managers;
  • Work with the Leasing Director to establish leasing objectives/guidelines, manage lease processes and negotiate lease documents;
  • Engage and direct internal and third-party construction project managers in the planning, budgeting, and execution of capital projects;
  • Review monthly and quarterly property management reports to monitor performance and ensure business plan objectives are being achieved;
  • Provide input to investor quarterly reporting for assets;
  • Oversee and direct the completion of quarterly valuations and cash flow forecasts;
  • Assist in underwriting and due diligence for acquisitions, transition acquisition to asset management;
  • Manage the re-financings and disposition process for assets;
  • Mentor and guide asset management staff; supervising 1-2 direct and indirect individuals;
  • Continuously evaluate market trends including demographic, zoning, and demand changes that could impact or benefit each asset.

 

This position requires travel to assets with most travel within the Puget Sound region: 10-20%

 

REQUIREMENTS, KNOWLEDGE AND SKILLS

  • 7+ years preferred (minimum 5 years) of commercial real estate experience with a minimum of 3 years of asset management experience;
  • BA/BS degree required; MBA degree in related field strongly preferred;
  • Proven asset management experience on value-add projects is required;
  • Oversight of large-scale repositioning and capital projects preferred;
  • Successful track record of decision making related to asset level initiatives;
  • Demonstrated ability to achieve high performance goals and meet deadlines in a fast-paced environment;
  • Very strong interpersonal skills and the ability to build relationships with stakeholders, including staff, external partners and investors;
  • Excellent ability to communicate clearly, effectively, and with proper professionalism;
  • Fluent in all necessary technology; primarily Microsoft Suite (Outlook, Excel, Word), Adobe Acrobat, Argus, MRI, Kardin, DocuSign, among others;
  • Self-motivated, disciplined and flexible with ability to adapt to change.
