Area Maintenance Manager

About the Role

The purpose of this position is to lead daily functions of material handling operations and maintenance for multi-site facilities and ensures safe working environments. Is deeply involved in the execution of the preventive maintenance process, responsible for compliance, to the critical metrics daily, and guide the CBRE MHE Team to provide immediate solutions to any equipment downtime that may occur.

Responsibilities

Monitors and maintains a safety first culture in which CBRE employees return home in the same condition they reported to work in. Must lead by example and retain ownership in delivering safety training on daily basis with the on-site team.

Plans, schedules, and advises the work of employees and evaluates quality of work. Distributes work assignments and assists workers activities.

Participates in and coordinates the work of employees engaged in maintaining high speed conveyance systems and other manufacturing equipment.

Assists Managers in communicating and accomplishing departmental goals and objectives. Ensures that objectives and metrics are met.

Assesses material and labor requirements. Procures equipment, tools, and other vital items for projects and ongoing maintenance needs.

Participates, in conjunction with Manager, interviewing/hiring, employee training, performance evaluations, corrective actions, and/or terminations.

Formulates, disseminates, and communicates work standards and/or procedures. Ensures that repairs and preventive / predictive maintenance is performed in conformance with established standards.

Coordinates and leads Root Cause and Corrective Actions (RCCA's) to facilitate continuous improvement and development opportunities.

Ensures accurate completion and tracking of administrative duties for all team members including; time and attendance keeping; job planning; work order completion; work load assessments; and maintenance management system updates/reviews.

Supervisory Responsibilities

Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Recommends same for direct reports to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.

Qualifications

To perform this job successfully, an individual should be able to perform each duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Bachelor's (BA/BS) degree in a technical field (Industrial, Electrical, Mechanical, Civil) required.

Minimum of 5+ years demonstrated ability leading and coaching employee performance in a manufacturing environment, required. Must include experience in supervising hourly and salary employees.

2+ years working directly with the maintenance and upkeep of equipment in a manufacturing environment required.

Background in packaging automation, distribution processes, mechanical systems involving power transmission through gearboxes and belts, and an understanding of control systems is a plus.

Excellent written and verbal communication skills. Strong interpersonal and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Ability to respond effectively to critical issues.

Requires sophisticated knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts financial analysis.

Ability to tackle problems and take care of a variety of options in sophisticated situations. Requires expert level analytical and quantitative skills with shown experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

Ability to work and lead employees in a safe and efficient manner; while demonstrating good judgment

Ability to read and interpret drawings, blueprints, and/or schematics.

Knowledge of materials, methods, and tools used to perform maintenance and repair of manufacturing equipment.

Understanding of predictive maintenance technologies such as (thermography, vibration analysis, and air borne ultra-sound).

Proven knowledge of using maintenance systems to achieve world class equipment maintenance.

Must have a working knowledge of repairs and preventive/predictive maintenance on electrical and mechanical equipment.

Maintain positive customer and employee relations.

Ability to travel off-site as needed.
Safety

Responsible for personal safety and the safety of those who are affected by your work. This includes but is not limited to:
  1. Complete at a satisfactory level all required and assigned Health and Safety training
  2. Follow all activity policies and procedures, including all Health and Safety related requirements at all times
  3. Participate in all Health and Safety related programs & activities as required, including incident investigations, interviews, auditing and assessment, etc.
  4. Report any condition which you feel could result in an accident or injury and / or stop work if required
  5. Be aware of and understand all safe work practices and procedures and potential hazards associated with the work environment
  6. Maintain and wear required appropriate personal protective equipment (PPE)
  7. Apply appropriate material handling techniques
  8. Only operate warehouse equipment and machinery (e.g. pallet jacks, manlifts, etc.) if properly trained, qualified and authorized to do so
As a Supervisor:

CBRE employees, supervisors and managers are required to:
  1. Provide sufficient distraction free time for employees to finish the required Health and Safety training & support the training program implicitly
  2. Investigate and resolve (if possible) all reported unsafe conditions / acts and communicate results back to the affected collaborators
  3. Support stop work authority when it is exercised in good faith
  4. Communicates any and all potential workplace hazards and workplace procedures
