The client has a rapidly expanding transaction and investor pipeline and is actively growing its multiple portfolios focused on real estate and alternative investments.

Position Description
Our client is seeking an Associate to directly support the firm’s Managing Principal with asset management of the firm’s individual properties, their overall company portfolio as well as help manage each of the firm’s divisions. This candidate will be responsible for creating and maintaining the firm’s internal database of deal pipeline, current assets, targets, disposition history, return history, etc. In addition, the Associate will be responsible for underwriting each transaction in the company’s pipeline to determine which deals are best suited for the firm’s perspective divisions. The Associate will be engaged on active research of target markets and assets, and will also be involved in the transaction management, specifically during the closing process. This role will liaise with legal, entitlement, lenders, surveyors, contractors, etc. to fully manage the process of closing a deal.
 
 
Roles and Responsibilities:
  • Ability to create modeling proformas from scratch for all asset types and ability to expand existing models used internally by the client.
  • Collect, analyze, summarize, and organize all diligence materials provided on multiple transactions simultaneously, including entity documents, 3rd party reports, financials, titles, etc.
  • Maintain asset return metrics (e.g., IRR, cash-on-cash, equity multiple) and cash flow waterfalls.
  • Research, track and communicate ongoing project status to the Managing Principal in conjunction with the Managing Principal’s Executive Assistant, to synthesize data on an ongoing basis.
  • Create and maintain teasers, decks, quarterly reports, ad-hoc reports as needed; the full suite of investment memoranda (pre and post close).
  • Must be familiar with real estate operating agreements and cap tables.
  • Keep current with macroeconomic news, market trends and general industry knowledge for use in business pitches and research reports.
 
Qualifications, Experience and Education:
Required:
    • BS/BA in real estate, finance, or a related field
    • 3-5 years of real estate finance experience.
    • Strong underwriting and modeling skills and experience
    • Expert Excel user with a solid modeling background
    • Experience in Keynote and/or PowerPoint to generate cogent investment memoranda and presentation decks.
    • Helpful but not required: experience with Appfolio Investment Management Platform and SmartSheets or Argus experience
