JOB SUMMARY

The purpose of this position is to manage a large portfolio or client account and provide senior technical and operational support to the account staff for the development of policies and procedures pertaining to all types of buildings managed by CBRE: including managing the performance of staff and systems and maintaining continuity throughout to provide overall quality control for all properties.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Responsible for business unit's financial performance in an account. Provides recommendations for tactical and strategic planning.

Responsible for new business development, including identification of opportunities, client solicitation, proposal development, and presentation. Anticipates and responds to client's needs.

Supervises the planning, budgeting and control of operating and capital expenditures.

Responsible for preparation of annual budgets, forecasts, management plans, monthly performance reports, and variance reports.

Ensures the delivery of accuracy, timely, and complete reports, dashboards and executive presentations.

Recommends and directs alterations, maintenance and reconditioning of facilities as necessary.

Coordinate delivery and operation of technology infrastructure (hardware and cabling) to documented strategy, standards, industry specifications (e.g., BICSI, TIA), schedule, quality, and customer expectations.

Participate in technology provisioning forums, and review industry standards for white space planning to improve time to market, quality, consistency, and accuracy.

Create strong relationships with customers and identify opportunities to provide them with additional white space capabilities. Maintain external partner/vendor relationships to support account activities.

Liaise with various customer DCS IT teams to deliver standardized services and organize front line support for all operations and projects.

Works with regional Facilities and Projects team leaders to ensure coordination and timely delivery of Mechanical /Electrical Program and IT projects.

Works with regional account leaders to drive convergence between white and grey space teams and deliverables.

Other duties as assigned.

Licenses note in the Qualifications section below are not required. IT industry certifications may be desired.

SUPERVISORY RESPONSIBILITIES

Manages the planning, organization, and controls for a major functional area or department. May be responsible for a mix of direct and matrix reports. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Monitors appropriate staffing levels and reports on utilization and deployment of human resources. Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention. Leads by example and models behaviors that are consistent with the company's values.

QUALIFICATIONS

EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS) from four-year college or university and a minimum of eight years of related experience and/or training. Master's degree (MA/MS) preferred. Previous supervisory experience required.
CERTIFICATES and/or LICENSES
Professional Engineer (PE) license may be desired.
COMMUNICATION SKILLS
Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond effectively to the most sensitive issues. Ability to write reports, manuals, speeches, and articles using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
FINANCIAL KNOWLEDGE
Requires in-depth knowledge of financial terms and principles. Reviews complex financial/business analysis and reports prepared by subordinates. Ability to analyze the most complex business/financial data and develop innovative solutions. Develops and implements financial policies and procedures. Approves and oversees department budget.
REASONING ABILITY
Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.
OTHER SKILLS and/or ABILITIES
Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use work order system. Working knowledge and understanding of architectural, electrical, and mechanical systems. Understanding of leases, contracts, and related documents.
SCOPE OF RESPONSIBILITY
Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve complex results. Responsible for setting project, department and/or division deadlines. Errors in judgment may cause long-term impact to line of business and/or overall company.
SAFETY
Responsible for personal safety and the safety of those who are affected by your work. This includes but is not limited to:
1.Complete all required and assigned HSE training at a satisfactory level,
2.Follow all activity policies and procedures, including all HSE-related requirements at all times,
3.Participate in all HSE-related programs & activities as required, including incident investigations, interviews, auditing and assessment, etc.
4.Report any conditions which you feel could result in an accident or injury and / or stop work if required.
As a Manager:
1.While adhering to all HSE requirements established for CBRE employees, supervisors and managers are additionally required to:
A.Provide sufficient distraction-free time for employees to complete all required HSE training & support the HSE training program implicitly,
B.Investigate and resolve (if possible) all reported unsafe conditions / acts and communicate results back to the affected stakeholders,
C.Support "stop work" authority when it is exercised in good faith,
D.Communicate any / all potential workplace hazards and workplace procedures.

*Colorado Residents: CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the FM Engineering Ops Director position is $145,000 annually [or $69.71 per hour] and the maximum salary for the FM Engineering Ops Director position is $160,000 annually [or $76.92 per hour]. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
