The Construction Manager (Central Region) is responsible for daily coordination and oversight of multi-family Capital Expenditures, construction projects including successful budget development and tracking, scope and planning, cost management, reporting, execution, and closeout.  The Construction Manager is a key member of the leadership and asset management team and will coordinate with all departments of the asset management teams and corporate office, operating partners, vendors, stakeholders and senior management. The position requires a dynamic person with strong leadership skills and a wide range of executive management skills. Strong multifamily management experience and a proven track record of successful construction project management, asset preservation, property redevelopment and repositioning of multifamily, the candidate will report to Regional Sr. Director - Construction. Strong written and oral communications, organizational and computer technical skills are part of the overall requirements.

What you will do:

  • Provide oversight and manages all current capital expenditure budgets, monitor and review reporting guidelines.
  • Develops and maintains successful oversight and build strong business relationships with the property management teams (Community Manager, Regional Property Manager, construction managers, vendors, Architects, engineers and consultants)
  • Executes, manages and provides oversight with all operating partners in accordance with company guidelines and operations manuals.
  • Aid in due diligence on new acquisitions.
  • Aid with disposition and sale of assets.
  • Aid with risk management and insurance loss guidelines.
  • Develop and manage successful relationships with architects and engineers.
  • Verifies that quality of finished work meets expectations set forth within the executed contracts, company policy and procedures.
  • Provides oversight and direction of project engineer(s) and other members of project teams.
  • Coordinate with our Owners representative/ Architect of record.
  • Coordinate and act as liaison with local municipality for processing of architectural and engineering drawings reviews and provide direction in the preparation of submittal packages.
  • Review qualifications and provide input of potential General Contractors candidates capable of managing a turnkey process for all assigned projects.
  • Review and provide feedback as Owners representative in all high-profile bidding and qualifying process.
  • Provide oversight with the preparation and execution of construction contracts.
  • Oversee and provide approvals for project scheduling, phasing plans, project staging, startup and progress of the project.
  • Monitor, provide feedback on reporting guidelines within the assigned systems to track budgets, forecast, schedules.
  • Review and provide feedback in conjunction with the project teams, General Contractor/Contractors, daily logs, weekly meetings and updates, track the progress of the schedule, budget and field changes.
  • Provide oversight of planned forecast, schedule pencil draws to include Owners representative, LivCor personnel and will verify the timely delivery and submittal of all payment applications and to verify payment affidavit, lien releases, conditional and unconditional waivers and all or any documentation related to payments of the project. Prepare a complete package submittal for processing and payment.
  • Coordinate the necessary communications with the site property management team.
  • Provide oversight, feedback and establish guidelines for daily updates of activities that impact the site, buildings and residents.
  • Provide oversight and guidelines for QA/QC.
  • Provide final oversight of a successful completion of all assigned projects and final inspections.
  • Review successful closeout procedures, documentation for completed project.
  • Travel to assign portfolios and markets

 

What you should have:

  • 8+ years’ construction management experience in multi-family related construction or equivalent combination of technical training and related experience
