Description
We are a small, growing company that invests opportunistically in multifamily assets. We are based in Houston, Texas and manage a portfolio of 14 assets (~4,000 units) located in Texas and Oklahoma. We are looking to hire our first asset manager who will be a key member of the team and report directly to the president of the company. This role includes working with our third-party management companies to ensure ongoing performance of our properties’ operations and assisting with the due diligence on future acquisitions.
Specific Responsibilities Include:
- Work collaboratively alongside our third-party management companies to drive profitable revenue growth.
- Develop annual budgets and evaluate monthly financial performance against those budgets. Identify and investigate indicators of performance deficiencies, opportunities for growth, and/or cost reductions and prepare action plans to address.
- Assess quality of on-site customer service, including: tenant events, tenant communication, treatment of prospective tenants, online reviews, service ticket follow-up, and overall tenant satisfaction.
- Process lender-required reporting, monitor escrows for taxes and insurance and ensure compliance with key loan provisions.
- Routinely visit properties to ensure the physical aspects of the properties look great and meet our standards. Monitor progress of various capital projects and make recommendations for needed capital projects.
- Assess quality of on-site teams.
- Manage and maintain our marketing strategy including ILS presence, website quality, proper lead funnel management and follow-ups with prospective tenants.
- Assist in the administration of our renter’s insurance program.
- Assist in due diligence of future acquisitions.
Requirements:
- Extensive experience in multi-site property management, such as serving as a regional manager
- Ability to travel on a frequent basis
- Proficiency in Microsoft Word, Excel, PowerPoint, Yardi, Entrata, OneSite, and RealPage suite of products.
- Understanding of financial statements: T12, balance sheets, and principles of accrual accounting.
