Job Summary:
The Development Associate will have the opportunity to assist in all aspects of the real estate investment, acquisition and development processes.  The Associate will be responsible for supporting the project leadership of the Development Department to ensure quality and timely execution of the design and development of projects from start to completion, as well as potential investment opportunities including modeling cash flows, assessing markets and the competitive landscape, conducting due diligence activities, analyzing investment returns, creating executive committee memos, and otherwise assisting the Development team.

Major Responsibilities:

  • Work with Project Team on setting up individual project folders, tracking reports, budgets, schedules, logistics plans, and corporate reporting;
  • Prepares detailed underwriting and financial models of various product types
  • Review and understand the Owner responsibilities per the contract and partnership agreements;
  • Assist in the submittal, change order, and pay request process;
  • Performs competitive and demographic research to access real estate trends in prospective markets and identify investment prospects;
  • Assist in generation of project costs and Job Cost Report;
  • Contribute to the analyzing, reporting and forecasting of monthly and quarterly project reports;
  • Prepares management committee memos that are submitted to Ownership & senior management, as appropriate for approval of potential transactions;
  • Conducts due diligence on various assets for potential acquisitions;
  • Designs, develops and implements financial and business analyses of real estate opportunities from pre-operational activities including market research, data collection, underwriting, preparation of financial packages through post acquisition/development activities (asset management, budget performance) with the objective of driving project performance and effectiveness;
  • Analyzes and summarizes leases, contracts, terms sheets, and other agreements necessary in real estate transactions;
  • Conducts market research and analysis to provide a basis for assumptions used in financial modeling. Interacts with management, consultants, brokers and other market participants to both gather and verify research, assumptions and conclusions;
  • Completes projects and research related to long term initiatives that will aid department’s processes and work plans;
  • Assists management in execution of real estate investment activity;

 

Qualifications:

  • Bachelor’s degree required;  Master degree preferred;
  • 1-5 years of related experience preferred;
  • General knowledge of real estate development principles/practices/finance/accounting/economics
  • Solid expertise in financial modeling - must be able to build complex financial models across various asset types/financing scenarios from scratch;
  • Excellent written and verbal communication skills;
  • Strong organizational and interpersonal skills and self-direction;
  • Excellent problem-solving skills, with an adaptable and flexible style in working with all types of individuals;
  • Experience dealing with subcontracts, subcontractors and/or self-perform work is a plus;
  • Creative and results-oriented, with a strong sense of urgency;
  • Highly entrepreneurial and self-motivated, with the ability to work equally well on own as well as in a team environment;
  • Desire to learn and adapt to situations;
  • Bilingual Mandarin preferred.
