Firm: Fifield Companies (“Fifield”) is a Chicago based commercial real estate firm actively developing mixed-use apartment buildings, primarily in Chicago and Los Angeles. Fifield was founded in 1977 and has developed over 70 buildings across the nation comprised of more than 15 million-square feet worth $8 billion.
Position: The firm is currently seeking an Associate to work in the Chicago office to assist in the underwriting and execution of new multi-family development and the ongoing asset management of completed multifamily assets. As an entrepreneurially minded company, the Associate will work closely with all team members in an environment where sharing, initiative and critical thinking are highly valued. Responsibilities include:
- Perform cash flow modeling and produce financial proformas;
- Produce investment memorandums and transaction summaries;
- Gather and analyze market data, comparable property information and demographics;
- Gather, review and organize due diligence material;
- Assist in the management of real estate development projects;
- Support the day-to-day asset management of completed properties;
- Assist in the creation of annual operating budgets, and review operating statements and variances to budget for completed properties;
- Lead asset management and capital improvements of small portfolio of neighborhood assets;
- Maintain forward looking cash flow and valuation projections for completed properties;
- Evaluate marketing, leasing and capital improvement projects for completed properties;
- Create and update ongoing reporting to investors and lenders;
- Assist in the acquisition and disposition process of real estate assets;
- Other tasks and/or projects as needed.
Requirements: The ideal candidate will have a foundational understanding of commercial real estate development and investment, especially in regards to multi-family apartments, with exceptional analytic ability, strong communication skills and attention to detail. Requirements include:
- Bachelor’s degree and 3-5 years of relevant professional experience;
- Experienced user of MS Excel;
- Understands capital structures (senior debt, mezzanine, JV equity, etc.) and return metrics (yield on cost, IRR, NPV, discounted cash flow, investment multiple, etc.) common to real estate investments;
- Familiar with typical due diligence and acquisition requirements for multifamily assets;
- Excellent writer and verbal communicator;
- Ability to work independently and to manage ambiguity and complexity;
- Excels in fast-paced, deadline-driven and collaborative environment;
- Willingness to travel.
