About Greenworks Lending

Greenworks Lending is a rapidly growing company with the goal of changing how our country’s buildings produce and use energy. We finance clean energy retrofits and clean new construction on commercial building through an innovative program called C-PACE (Commercial Property Assessed Clean Energy).  C-PACE is a public-private financing mechanism through which private lenders provide low-cost, long-term funding for energy efficiency, renewable energy and water conservation projects in commercial properties. C-PACE financing is repaid as an assessment on the property’s regular tax bill and processed the same way as other local public benefit assessments have been for decades.  C-PACE is gaining traction among real estate owners and developers who are incorporating this specialty financing into their capital stacks.

Greenworks Lending is the nation’s leading C-PACE provider, currently active in 19 states and the District of Columbia. We have offices in Darien, CT (HQ), New York, NY, Bethesda, MD and San Francisco, CA.  We are scaling our company to meet the growing demand for C-PACE financing, and we are currently hiring a Finance Manager/Associate to support our Principal Transactions team.

Role Summary:

The Finance Manager will join the Principal Transaction team focused on Greenworks’ larger financings, typically in excess of $10M.  The Finance Manager plays a critical role in real estate loan underwriting and all aspects of project development, from loan origination through closing. Thorough, accurate underwriting is crucial to the continued success of both the burgeoning C-PACE industry and Greenworks’ ability to offer the lowest possible rates to borrowers. 

This position will support projects nationally and will be based out of the Darien, CT office, with the ability to work from the New York City office up to three days per week.  The Finance Manager will benefit from rapid on-the-job learning, unparalleled strategic input, access to company executives, and tremendous growth potential.

Key responsibilities include:

  • Supporting Director of Principal Transactions in managing large pipeline of C-PACE financings throughout the U.S., often for complex gut rehab or new development projects with many stakeholders.
  • Preparing advanced cash flow models to project and stress test underwriting metrics including debt service coverage ratio, loan to value, and debt yield.
  • Analyzing and organizing deal documents, including but not limited to:
    • Appraisals, engineering reports, environmental assessments, zoning letters;
    • Rent roll and lease agreements;
    • Sponsor track record and balance sheet;
    • Senior loan documents;
    • Construction budget and contract, if applicable; and
    • Tax credit documents, if applicable.
  • Leveraging third-party market research, such as CoStar, to support underwriting assumptions.
  • Summarizing review of deal documents and key findings in credit memos for Greenworks’ Credit Committee.
  • Identifying transaction risks and tracking exceptions to Greenworks’ underwriting criteria.
  • Supporting the business development team by preparing term sheets for early-stage deals and assisting with presentation materials when needed.
  • Communicating internally with business development, legal, and accounting teams and externally with clients, third-party counsels, capital partners, referral partners, and consultants to keep deal team on track for key milestones and closing.

Qualifications:

The Finance Manager role is a position for highly qualified graduates of competitive universities with 2-4 years of experience.  Top candidates will have the following characteristics:


Real Estate

  • Background in real estate investment, development, finance, or brokerage.
  • Familiarity with real estate reports, including but not limited to: appraisals, market studies, property condition assessments, environmental reports, title and survey, lease structures and agreements, loan documents, development budgets and draw schedules.

Problem Solving

  • Ability to think strategically and creatively in a continuous learning environment.
  • Effective problem identification and solution skills.

Customer Service

  • Excellent interpersonal skills (phone and in-person) and written and verbal communication skills.
  • Customer service orientation: ability to engage positively with both external and internal stakeholders.

Project Management and Organization

  • Exceptional ability to self-manage a large volume of tasks, coordinate several projects simultaneously and respond to changes in priority.
  • High level of adaptability to a quickly changing environment.
  • Strong organizational and analytical skills and attention to detail.
  • Demonstrated program/project management skills and comfort working on teams.

Hard Skills

  • High degree of comfort building and auditing financial models in Excel.
  • Experience with real estate data analysis (CoStar, REIS, RCA, etc.).
  • Familiarity with Salesforce/CRM software preferred.
