Job Description

The Maintenance Technician provides preventive maintenance (PM) routine work, adjusting and monitoring temperatures via various building management systems, responding to client service requests, trash removal, painting, changing light bulbs/lamps, exterior litter policing, minor snow removal, sanding, and lock repairs. This position will alert the Building Engineer if additional assistance or expertise is required. This position reports to the Building Engineer.


Responsibilities for multiple buildings in the Hartford area:

  • Performs assigned heating and cooling PM routines including such items as air filter and belt replacements; lubrication motors and pumps; fire extinguisher inspections; Fire/Life Safety systems testing; emergency back-up generator testing; door hardware maintenance, consistent with PM specifications.
  • Monitors and adjusts temperature set points using an Energy Management System (EMS). Identifies mechanical system control issues and alerts the Building Engineer in a timely manner when additional expertise is required or for repeated heating and cooling issues.
  • Responds to tenant service requests submitted through an online computer system (Yardi). Such tasks may include replacing light bulbs/lamps, adjusting temperatures, fixing doors and locking mechanisms, correcting minor plumbing problems, and painting.
  • Performs daily building interior and exterior inspections, identifying building issues in a pro-active manner and takes the initiative to correct problems quickly, maintains the exterior of assigned properties in a clean and attractive manner and monitors walkways and driveways for icing condition. Treat minor icy issues and immediately report any major issues or large areas to Building Engineer.
  • Identifies and reports to Building Engineer any heating, cooling, and/or electrical problems at assigned properties. Help develop and implement corrective action to rectify the problem by providing the Building Engineer with pertinent information, data, and options.
  • Ensures proper maintenance logs and record keeping documentation is in place for all tenant work orders as well as mechanical and fire/life safety system components and equipment. This includes entering information into the online work order and preventive maintenance computer systems as well as maintaining writing records, as needed.
  • Responds to building emergencies outside of business hours.
  • Other duties as assigned by the Building Engineer or Property Manager.

Qualifications:

  • High School Diploma or GED
  • Minimum 3 years of commercial building maintenance experience
  • Access to the use of a motor vehicle with appropriate insurance
  • Valid Motor Vehicle Operator’s License required.
  • License in plumbing, electrical, or HVAC a plus.
  • Self-motivated; able to work with minimal supervision.
  • Excellent communication skills, able to communicate effectively in English in writing and orally.
  • Ability to deal courteously with the tenants and vendors and to maintain effective working relationships with co-workers.
  • Ability to think quickly, assess a situation, make sound decisions and stay calm.
  • Availability to respond to building emergencies as needed.

Physical Requirements:

The physical demands described here illustrate must be met by an employee to successfully perform the essential functions of the job.

  • Must be highly mobile, able to access all areas of the buildings. Must be able to utilize personal transportation to inspect various buildings and to visit the corporate office. This requires frequent entering and exiting of the vehicle during all weather conditions.
  • Able to concentrate and remain alert while working on repetitive tasks.
  • Able to read, understand, and to carry out written or verbal instructions.
  • Must be able to perform continuous bending, twisting, stooping, reaching, and lifting moderate to heavy weight material up to 50 lbs.
  • While performing the duties of the job the employee will often work outdoors in all weather conditions.
  • Vision abilities required by the job include close, distance, and peripheral vision as well as depth perception and the ability to adjust focus.
  • Ability to keep his/her composure with all tenants, vendors, and co-workers in everyday, stressful and emergency situations.
