Position Summary:

The Senior Vice President of Brokerage is responsible for the success of brokerage operations in and across all of Equity’s markets. The scope of responsibility is limited to that which supports brokerage operations, revenue growth and the promotion and maintenance of professional and best practice standards pertaining thereto. This position will report directly to the CEO and EVP of Brokerage Services and will be responsible for managing the licensed agents engaged in Brokerage, both ICA and EA, as well as ABCs and Brokerage Administrators.

 

Essential Responsibilities

  • Grow the revenue of the brokerage office(s)
  • Recruit and retain market executives to all offices and manage them toward successful execution of company objectives in their respective markets
  • Assure meaningful support of agents, per their ICA or EA and in conformity with approved P&P.
  • Retain agents that are financially profitable to the company, providing necessary mentoring, sales coaching and personal business planning to grow their sales/leasing production
  • Recruit new agents to affiliate with the Broker of Record and practice in areas/product or transaction types that align with the company’s objectives
  • Facilitate collaborative selling across Equity’s service and business units and educating agents regarding cross-selling and its financial and client retention benefits
  • Promote and ensure the professionalism and compliance of Equity’s brokerage teams with all pertinent real estate laws and regulations, including compliance with the Policy and Procedure Manual promulgated by the Company

 

Marketing & Agent Support

  • Fairly and appropriately distribute sales and leasing leads to agents of the office(s) without favoritism (but with attention to qualification and effectiveness of the agent)
  • Provide direct sales support to agents and others in ECH companies that may request it, including development and execution of marketing plans and joining the agent(s) on sales calls and presentations as needed
  • Assure that each agent has access and can utilize those resources represented by the Company as available to them to support sales and leasing success
  • Promote continuous improvement of services and resources needed by agents to be successful and grow revenue
  • Provide direct oversight of each Market Executive
  • Keep agents accountable for the execution of marketing commitments to clients
  • Assure that locally employed marketing work product is in conformity with the Company’s Brand Management Guidelines

 

Business Transaction Records/ Compliance Activities

  • Assure the implementation of Company mandated record keeping related to transactions and marketing
  • Collaborate with the Market Executives to facilitate internal audits and assure good outcomes in any actual Real Estate Commission audit
  • Assure that local Broker Admins and ABC’s are active in their implementation of compliance requirements

 

Operational Duties

  • Assure integration of other company services and collaboration among business units and teams that also support brokerage activities (i.e. property management, construction (including estimating), legal services, accounting, development)
  • Be responsible for the effective and efficient operation of the local offices, also having responsibility for the condition, appearance and conformity of the office to brand initiatives
  • Assure that new hires of the office have appropriate office assignments, equipment, and access to the IT infrastructure (working with HR and others to assure all is in place before day one for the new hire)
  • Troubleshoot any office related or administrative matters directly related to brokerage operations

 

Community Relations & Recruiting Duties

  • Regularly and consistently participate in local real estate related organizations and events as a representative of the Company
  • Maintain market awareness and a concurrent awareness and identification of high producing agents and others with potential affiliation benefits to the Company
  • Make regular and effective calls to targeted agents to work toward their affiliation with the Company.
  • Promote a positive public image of the Company among business and civic leaders

 

Planning, Reporting and Authority

  • Participate in the annual planning processes of the Company, including input regarding growth targets and revenue enhancement
  • Understand local markets to be able to make recommendation and support initiatives targeting active product types, local market growth opportunities, and timely, proactive recruitment and focus
  • The SVP Brokerage is conveyed the authority to execute listing agreements on behalf of the Broker of Record (subject to compliance with approved Brokerage Policies & Procedures). Permission from the Broker of Record is required to execute a listing agreement in the event of any aspect of non-compliance with P&P
  • The SVP Brokerage has the authority to expend funds that are in total conformity with the budget approved by the Company setting forth available operational and marketing dollars.
  • The SVP Brokerage may utilize funds designated as an expense account for approved uses (i.e. recruiting lunches, mileage for Company-related travel, etc.)
  • The SVP Brokerage shall complete such regular reports regarding their activities, expenses, recruitment initiatives, budgetary compliance, operational challenges, personnel issues and other matters as may be requested by the Company

  • Ability to travel up to 50% domestically
  • Proficient with Microsoft Office Suite

 

Education and Experience:

  • Bachelor's degree, preferred
  • 5 years prior experience
  • Demonstrated ability to recruit and manage realtors

 

Working environment and physical activities:

75% of duties are performed in a temperature controlled, LED and naturally lit office environment with 25% spent networking in and outside the office. Approximately 25% of time is spent walking or standing and 75% of the time is spent sitting. About 75% of time is spent working with a computer and 25% of time is spent on hand held technology. Approximately 70% of the workday is spent working with internal employees. 30% of the workday is spent working with vendors and sources. Occasional lifting up to 10 lbs.
