Associate Financial Planning & Analysis (FP&A)

Position Overview

 

The Associate - FP&A is a new role, based in Denver, for the newly created Financial Planning & Analysis (FP&A) team. This position reports directly to the VP of FP&A and is responsible for supporting all aspects of portfolio management for Northwood’s investments in the US and Europe. This role will heavily interface throughout all departments and portfolio companies and will play an integral role in supporting the performance of and reporting for the portfolio. This role will cover directly or support the quarterly valuations process, internal reporting and analysis, investor reporting, asset plan creations, and the development of an industry leading financial platform. The ideal candidate has real estate accounting, financial reporting and/or asset management experience and is looking for the opportunity to get broad exposure within a top private equity firm.

 

 

Specific responsibilities include:

 

  • Prepare and review quarterly valuations for a sub-portfolio of assets (via Argus Enterprise and Excel)
    • Apply judgment and gather/analyze related market, leasing, debt, and other data to help determine reasonable valuation assumptions
    • Develop comprehensive understanding of asset valuation drivers, analyze changes in asset values and document findings. Prepare summary presentations and present results to senior management and investments team
    • Develop relationships with Asset Managers and Investment Analysts. Periodically visit properties and attend budget, leasing and asset plan meetings in order to become intimately familiar with all aspects of assigned properties
    • Drive valuation automation projects and assist in enhancing reporting processes, procedures and analytics. Capture relevant data points and assumptions in data repository
    • Assist in other Argus Enterprise processes (budgets, forecasts, recovery audits, annual rollforwards, etc.)
    • Provide mentoring and guidance to investment analysts regarding Argus Enterprise “best practices” and company specific modeling conventions
    • As needed, assist in managing external relationships with 3rd party appraisers and external auditors
  • Support annual asset plan process. Work closely with Asset Management and Investment teams. Take ownership for data collection, analysis, report preparation and review of asset plan presentations.
  • Participate and/or oversee the integration process into / out of the Northwood platform for acquisitions, refinancings, and dispositions
    • Coordinate the flow of information and materials with various internal/external parties including: Asset Management, Legal, Finance, Property Management, Treasury, Compliance, IT, Tax, Development, and Accounting
    • Maintain acquisition/refi/disposition checklist and project manage each step of the process through completion
  • Perform quantitative and qualitative analysis and reporting on a variety of portfolio and asset management initiatives. Develop comprehensive understanding of company systems and processes. Become proficient in efficiently accessing and analyzing data
    • Prepare and oversee monthly, quarterly and annual portfolio level and investment level financial reporting for investors as well as senior management
    • Prepare and review investor reporting requests in coordination with finance and investor relations teams
    • Responsible for maintaining iLEVEL, spreadsheets and other information systems to ensure that FP&A can provide accurate, real-time portfolio management information to various users
    • Proactively identify, and make corrections, where there are areas of deviation between the information stored in various systems and provide recommendations for improved data transfer.
    • Support development of unified processes across all Northwood platforms
    • Work directly with systems & business analytics team to advance best-in-class financial reporting and analysis platforms. This will include exploration and testing of various systems

 

Candidate Qualifications and Attributes:

  • Bachelor’s degree in Finance or Accounting
  • 3-5 years of real estate financial analysis, valuations, and project management experience
  • Prior experience with private equity or real estate funds
  • Understanding of complex real estate investments and financial metrics with the ability to identify unusual trends or inaccurate data. Deep understanding of financial statements and accounting nomenclature
  • Ability to manage/maintain large amounts of data and review for accuracy
  • Outstanding quantitative analytical skills, problem solving skills, and exceptional attention to detail
  • High technical mastery a must. Proficiency in Excel and Argus Enterprise required. Experience with databases and coding a plus.
  • Previous experience with iLEVEL and/or other data repository software
  • Ability to take initiative and function independently; effective time management is critical
  • Candidate must be enthusiastic, entrepreneurial and possess a strong personal character and a commitment to integrity and ethical conduct
  • Ideal candidate will have experience working at large institutional firms as well as smaller entrepreneurial shops
  • Variety of asset class experience in office, multifamily, industrial, mixed-use, retail, and hospitality preferred
  • Strong communication skills are a must as this individual will interface across all of Northwood’s platforms
  • Anticipated travel – 10%
