Asset Manager

Role Description

QuadReal currently is looking for an Asset Manager to join its team within Portfolio Management to oversee the company’s multi-sectored assets in Europe and the Americas. The Asset Manager will interact with joint venture partners to develop and execute asset strategy plans and to enhance value, increase returns and position the assets for growth. This position will focus on the long-term strategic financial planning and performance monitoring of individual assets and portfolios. This individual will collaborate with the International Portfolio Manager, Regional Investment teams and other senior leaders within the company. The Asset Manager will report to the Head of Asset Management, International and will be based in New York, USA.

Responsibilities

• Work with Regional Investment teams and joint venture partners to develop comprehensive asset strategies including construction & development, leasing, property improvements, capital budgeting, risk management, and hold/sell analysis
• Supervise annual budget process with investment partners, internal analyst resources and Regional Investment teams
• Analyze and compare current and historical financial reporting against key metrics and underwriting
• Prepare quarterly updates on investment performance to include progress on strategic initiatives and comparison to budget and development underwriting
• Stay current on local market dynamics and understand its impact on how each asset is positioned in its respective market- competitive positioning relative to rents, lease terms, vacancy, supply/demand fundamentals, construction costs and pricing parameters. -
• Provide oversight of development and renovation projects including tracking of development budget, schedule, entitlements/permitting, design plans, trade buy-outs, contingency exposure, etc.
• Continually monitor the investments and work with the joint venture partners and Regional Investment teams to review portfolio for opportunities to add or create value and identify opportunities for acquisition / disposition and make recommendations accordingly
• Work with the valuation team to review assumptions and value conclusions
• Assist the Regional Investment teams in the due diligence process for new investments and asset dispositions in regard to underwriting assumptions (market rent, rent growth, expenses, lease recovery structure, etc.)
• Participate in various projects as required by the International Portfolio Manager and help ensure information and analysis on assigned assets are properly communicated to the Regional Investment teams
• Regular travel to assets to meet with onsite teams and joint venture partners located in Europe and Americas

Education & Qualifications

• Bachelors Degree; preferably in Finance, Accounting, Real Estate, or a related discipline
• Minimum 5-6 years+ asset management experience with a focus on multifamily and/or industrial sectors. Prior experience in construction or development role and knowledge of UK and Continental Europe markets are preferred.
• Demonstrated experience with analyzing complex investment issues, developing investment strategies, and executing strategies to achieve results and mitigate risk
• Advanced user of excel, proficient in Argus, Word, Outlook, and PowerPoint.
• Strong analytic and financial skills
• Strong attention to detail and organizational skills
• Excellent oral and written communication skills with the ability to clearly, and concisely, communicate to internal teams and external stakeholders
• Ability to prioritize workload and handle competing priorities and deadlines
• Self-starter with the ability to independently complete projects and anticipate next steps
