SUMMARY The Maintenance Engineer III, under the general supervision of the Sr. Manager Facilities will support the process to satisfy new and current customer demands at all TFG sites as to meet all our customer requests. The Engineer, Maintenance III will administer an ongoing maintenance program for the Friedkin Companies' Campus (FCC) to ensure the facility equipment is fully operational. The Engineer will perform preventive maintenance, emergency maintenance, part installation and/or repairs on facility equipment. RESPONSIBILITIES
  1. Perform a variety of complex repairs and preventive maintenance duties to ensure building equipment, production equipment, building and grounds are maintained and performing to standard.
  2. Work closely with the Facilities team to ensure preventive maintenance, work orders, and safety inspections are completed and provide feedback on outstanding work.
  3. Monitor and provide administrative support for the maintenance ticketing system
  4. Monitor and provide skilled technical programming support for the BASS control system
  5. Read and record operational data for systems and equipment and set/adjust plant and equipment operating parameters to perform at peak efficiency.
  6. Analyze and provide solutions to complex operational problems, evaluating alternatives and recommending or implementing effective courses of action.
  7. Diagnose operational problems, control and equipment malfunctions and initiate corrective action.
  8. Detect faulty operations, defective equipment and report and document those and any unusual situations to Facilities management.
  9. Make recommendations to the Sr. Manager Facilities and Facilities Planner for needed repairs and improvements to the property.
  10. Coordinate and monitor maintenance work performed by contract vendors.
  11. Order materials as needed for maintenance and repair of equipment or systems.
  12. Mentor Maintenance Engineer I & II associates.
  13. This position requires work from a ladder, the use of appropriate PPE and the demonstrated ability to work safely under all conditions
  14. Off hours availability and work will be required.
  15. This position requires the ability to work within a team effectively including providing training classes for the facilities team on any Technical training classes received.
  16. Skilled with the operation of the Central Plant -- Chillers, Generators, Pumps, Compressors, water treatment, etc.
  17. Knowledgeable and proficient with Electrical Distribution Systems and Emergency Power Generation and support.
  18. Demonstrated familiarity with various federal, state and local codes on installation, fire safety, sanitation, OSHA, NFPA, City of Houston and other regulations applicable to High Rise Buildings.
  19. Must have confirmed computer skills, including Microsoft Office (Excel, Word, and Outlook). Must be proficient with Computerized PM Program (CMMS), Energy Management and Building Automation Systems.
  20. Familiar with Life Safety and Internal Air Quality Requirements as applicable to High Rise office Buildings.
  21. Ability to interpret and work from blueprints, diagrams, sketches and construction plans.

QUALIFICATIONS
  • High school diploma or general education degree (GED); plus seven years general maintenance experience and/or training; related experience and/or training; or equivalent combination of education and experience.
  • Air conditioning, heating, plumbing and 3-phase electrical repair knowledge.
  • Strong mechanical aptitude with excellent diagnostic skills.
CERTIFICATES, LICENSES AND REGISTRATIONS* Minimum State of Texas Maintenance Electrician License or a City of Houston First Grade Stationary Engineer license or ten (10) years uninterrupted service in a Facility Maintenance Department. *Is legally able to work in the United States.   The Friedkin Group and its affiliates are equal opportunity employers and maintain drug-free workplaces by conducting pre-employment drug testing.
