JOB SUMMARY

The Building Automation Specialist Operator - Maintenance Technician, conducts hand-on operations and general preventative maintenance work in a Data Centre and/or critical environment facility. Work requires strong formal conduct of operations skills, technical expertise, personal accountability, and flawless execution of work activities commensurate with a high risk critical environment and associated expectations for exceptional customer satisfaction and confidence.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES

Utilizing specialized trade experience and qualifications, the selected Incumbent will:

Perform work which include, not limited to, installation, repair, and maintenance of critical and non-critical Building Automation controls, extra low voltage electrical systems, mechanical, and plumbing/piping equipment

Perform operational tasks that include, not limited to, monitoring & operating of building automation, mechanical, electrical, and plumping systems.

Conducts routines, tests and analyze data to ensure the proper functioning of departmental equipment and  system(s) performance

Respond to client request

At the direction of supervisor, maintains, monitors, and performs preventive, predictive, and corrective maintenance on critical equipment, which may include the following: mechanical (including HVAC DDC BAS controls, computer room air conditioners, chillers, and plumbing) electrical (including UPS, flywheel, DC battery systems, Power Distribution Units, generators, transfer switches, power correction, power monitoring, and switchgear), fuel systems, fire detection and suppression, life safety, lighting, temperature control systems, building  management systems, and digital systems. Also responsible for operation and maintenance of non-critical equipment such as refrigeration, heat exchanger, HVAC, electrical, hot water systems.  Monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to ensure proper operation of equipment. 

Routinely performs all work in strict accordance with governing standard operating procedures (SOP), and maintenance work instructions including electricalmechanical switching procedures. 

Operates and monitors critical and non-critical system equipment and components.  Oversees work efforts (including 3rd party contractors) for the safe and compliant operation, maintenance (corrective and preventive), and modification of critical equipment.  Disables and enables fire alarm control panels and systems.

Receive and execute work orders for preventative and corrective maintenance on critical systems and building physical structure.  Finalize work orders by completing necessary documentation in the computerized maintenance management system.

Respond immediately to emergency situations with governing emergency response procedures (ERP) (fire, evacuation, equipment failure, etc.) and customer concerns.

Be available for on-call, off-hour response on a rotating schedule with peers

Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.  Maintain a clean and safe workplace.

Performs additional job duties as requested.

QUALIFICATIONS

EDUCATION AND EXPERIENCE

High School diploma or GED equivalent

2+ years of experience in critical environment operations, maintenance, and/or Operations Engineering supporting critical facilities operations

2+ years of experience in a controls technician role. A good comprehensive knowledge of building automation systems and their programing language controls - Niagara Tridium, Siemens Desigo, Honeywell EBI, Johnson Control Metasys

 

CERTIFICATES AND LICENCES

One or more of the following is preferred:

 

Instrumentation and Control Technician 447A

Journeyman Electrician 309A or 442A

Valid driver's license (mandatory)

 

COMMUNICATION SKILLS

Ability to read, comprehend, and execute administrative procedures, equipment manuals, drawings, complex work scripts, procedures, and maintenance work instructions. Ability to write routine technical reports and email correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor.

 

FINANCIAL KNOWLEDGE

None

 

REASONING ABILITY

Requires moderate analytical skills to analyze the operation of various systems, determine the cause of any problems / malfunctions and initiate corrective action as required. Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations.

 

OTHER SKILLS AND/OR ABILITIES

Requires moderate computer skills, using of applications and software such as MS Office. Use of a mobile device for a Computerized Maintenance Management System (CMMS). Physical requirements include bending, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs
