The Puget Sound RE&F Team is looking for an energetic, analytical, highly accountable business and team leader to take on the role of Senior Real Estate Planning Manager. Working on high-impact, innovative businesses and projects, you will have the opportunity to work with our internal business partners, industry experts and strategic vendors to further foster innovation and deliver renowned solutions across our campus. As part of the Puget Sound Real Estate team, this role is to execute on a variety of master planning, market strategy, and land use entitlement activities to support the long term campus strategy, which include the retrofits of existing office buildings, new construction as well an infrastructure and road improvements.  This position has responsibility for working directly with public entities, consultants, brokerage community and internal business groups. Responsibilities: Specific responsibilities include: ·       Working with RE&F team, Microsoft business units, and other key stakeholders, deliver projects on schedule within approved budgets. ·       Develop and implement near/long term real estate strategy for Microsoft Puget Sound portfolio. ·       Overseeing the future real estate plan for the Redmond campus and enabling development rights, land use, and leasehold opportunities. ·       Organizing and driving large cross group teams of Microsoft FTE’s, industry professionals and project support staff towards successful completion of project objectives.  Provide leadership facilitating timely decision-making and integration of key stakeholder groups and required milestones. ·       Set and implement against clear goals for project teams, measuring performance and seeking and delivering feedback to achieve quality, timely results. ·       Developing strong client relationships with internal Business Group stakeholders.  Become familiar with the client’s vision, business strategy and understand their business cycles , organization, and needs that depend on delivery of the real estate strategy ·       Bridge the gap with client groups in terms of construction and real estate, and represent a client’s best interest throughout the design and construction process. ·       Driving action and decisions, supported by analytical rigor and data, among clients and partner stakeholders by utilizing and facilitating an awareness of business needs and priorities at multiple levels within the company. Proactively engage with clients and partners to solve problems and effectively balance specific client needs with the broader Microsoft interests and the Puget Sound portfolio. ·       Engage and negotiate with public agency staff and officials to achieve positive outcomes for Microsoft initiatives and project submittals ·       Participate in local chapters of real estate professional organizations as a representative of Microsoft Qualifications: This position requires:
  • Significant experience (10+ years) in commercial real estate or land use planning (leasing, land-use, planning, development, public sector)
  • Bachelor’s Degree (B.S./B.A.)
    • Masters in Urban Planning, Real Estate, or Business Administration preferred.

      In addition to these broad program management skills, subject matter expertise is desired in the following areas:
  • Deep knowledge and passion for real estate and land use
  • Experience with execution of commercial leases
  • Understanding of land development business
  • Knowledge of Federal, State and local level entitlement and planning process, including SEPA process.
  • Ability to understand the development and interpretation of architectural and civil designs and drawings
  • Experience with sustainability initiatives in new/existing development
  • Demonstrating ability to drive scope, schedule, and budget control techniques in delivering projects
  • Demonstrated proficiency with Microsoft Office
  • Experience and ability to engage and influence outcomes with local jurisdictions and public agencies as required
  • AICP certification or equivalent experience
