Real estate advisory firm in New York City is seeking an Analyst to report to the Acquisition

Officer and Portfolio Manager for a strategy involved in the acquisition and repositioning of

apartment properties in New York City and other major metropolitan areas throughout the US.

The candidate will be responsible for generating cash flow projections and administering

property level due diligence for the acquisition of apartment buildings in New York and other

metropolitan areas. The Analyst will participate in contract negotiations, and will be responsible

for preparing detailed projections, schedules, investment pro-formas, and investment committee

presentations under the supervision of the Acquisition Officer. This candidate will also perform

analyses supporting portfolio management decisions including property sales and financing and

will create and maintain aggregated portfolio cash flows. This candidate will also coordinate the

quarterly appraisals performed by third party appraisal firms.

The following are the main duties and responsibilities of the Analyst:

  • Construct and maintain detailed financial models projecting cash flows for multi asset property portfolios
  • Prepare cash flow projections for all properties that are being considered for acquisition
  • Assist with the coordination and completion of property due diligence
  • Conduct market analyses to estimate rent levels in target markets
  • Monitor market transactions and research recent comparable sales
  • Assist the Acquisition Officer in the preparation of investment committee presentations for proposed acquisitions and dispositions
  • Complete detailed analyses of residential and commercial leases and lease audits
  • Complete underwriting files for each property that is approved for acquisition and work with the property manager and Portfolio Manager to prepare detailed operating projections for the proposed holding period including capital cost projections
  • Attend due diligence meetings and property tours with the Acquisition Officer
  • Assist in the preparation of a detailed closing memorandum for each acquisition
  • Schedule quarterly appraisals and assist with review and finalization of the reports

The following background/skills are required:

  • A solid understanding of financial analysis for real estate transactions
  • Strong Microsoft Excel skills
  • Team mentality and ability to work well and coordinate with others
  • Bachelor’s degree
  • Two plus years previous work experience
