Description
Duties and Responsibilities:
The Chief Engineer is responsible for the planning, implementation, coordination and management of all aspects of the mechanical operations, maintenance, energy management and facilities personnel of a portfolio of commercial buildings.
- Oversee the maintenance and repair of all building systems, including (but not limited to): HVAC, electrical, plumbing, fire/life safety to ensure proper operation
- Oversee and ensure the timely completion of building maintenance work orders by facilities personnel
- Recommend, develop, implement and maintain building-specific preventive maintenance programs and safety procedure plans/manuals
- Perform frequent building inspections
- Ensures compliance with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety (OSHA)
- Oversee and coordinate maintenance efforts with outside contractors
- Manage operational accounts as required, and assist in the development of operating and capital budgets, accruals and variance explanation reports
- Identify safety hazards within the properties and immediately report them
- Assist in the development, solicitation, review and acquisition of new maintenance/repair service contracts
- Maintain superior levels of internal and external communication with company departments (property management, construction, leasing, etc.), as well as with tenants.
- Implement and administer inventory control programs
- On call 24/7 for emergencies
- Perform other duties as assigned
Education/Training:
- Associate Degree in an engineering discipline or equivalent work experience
- 7+ years facility related work experience in a commercial property setting
- Advanced knowledge (certifications preferred) of: HVAC, mechanical, electrical, plumbing, refrigeration and other building systems
- Managerial experience required
- Comprehensive knowledge of maintenance processes
- Proven experience with LEED and Energy Star processes
- Must have the ability to read and interpret blueprints
- Working knowledge of Microsoft Office and Work Order systems
- Excellent oral and written communication skills
- Proven record of excellent internal and external customer service
- Certification as a Universal Technician for CFC’s (or within 90 days of employment)
- Operating Engineers license (SMA) or equivalent
Physical Requirements:
- Ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
- Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
- Involves movement between departments, floors, and properties to facilitate work
- Ability to clearly communicate with subordinates and superiors
- Ability to read and understand information presented orally and in writing
- Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
