SUPERVISOR:   Director, Real Estate Operations

LOCATION:   2 Broadway, New York, NY 10004

HOURS OF WORK:   9:00 am - 5:30 pm (7 1/2 hours/day)

 

SUMMARY:

Under the direction of the Director, Real Estate Operations this position will provide strategic planning and managerial direction that is essential to achieving maximum efficiency and cost-effective in the area of facilities management. S/he will oversee the outsourced work force engaged in the maintenance, repair activities, procurement of maintenance contracts, and the preparation of annual operating budgets associated with the MTA Office portfolio.

 

RESPONSIBILITIES:

Administer and manage MTA and outsourced Property Management staff, overseeing various MTA facilities.

Oversee the operations of a 1.6M sq. ft. Class A Office building in downtown NYC.

Oversee operations of properties and ensure building presentation and operations are maintained according to required contractual obligations.

Oversee the development of scope of work for (RFP’s for various services including architectural, engineering etc.) fee proposals to ensure that MTA Headquarters receives adequate services that have been competitively procured.

Identify deficiencies and non-compliance, direct internal analysis and work with NYCT code compliance and audit as necessary.

Manage the review of all operational contract proposals submitted in the cognizant area of responsibility to ensure efficiency, cost benefit and reliability of services provided.

Review operating and capital budgets, financial status and financial reports, to ensure accurate reporting.

Respond to staff inquiries and investigate building complaints.

Perform periodic property inspections in coordination with third party management firm.

Create and manage purchase order requisitions for vendor contracts.

Work with Directors of Security and Life Safety on day to day issues.

Develop standards of operation, monitor effectiveness and make recommendations for improvements to MTA facilities operations.

Review and approve contract BID recommendations from third party management firm (CBRE).

 

KNOWLEDGE, SKILLS, AND ABILITIES:

Knowledge of HVAC, Electrical and IT Infrastructure systems.

Knowledge of industry best practices and methods utilized in facility maintenance and repair activities.

Knowledge of the management approaches and techniques involved in personnel.

Familiarity with administration, capital and operating budget administration, customer service, labor relations, contract management, and project management.

Knowledge of safety best practices.

Skill in maintaining accurate and thorough reports and records.

Ability to work constructively and interact professionally with peers.

Ability to coordinate multiple tasks, adjust to changing priorities and work within deadlines.

Ability to respond to emergencies on a 24-hours basis and lead effectively in stressful situations.

 

EDUCATION AND EXPERIENCE:

Bachelor’s degree in Building Management, or Engineering or related field or an equivalent combination of education and experience may be considered in lieu of a degree.

Must possess a minimum of 7 years of experience in property management and facility infrastructure operations including management of office buildings in Manhattan.

Must possess supervisory experience.

As an employee of MTA Headquarters, you may be required to complete an annual financial disclosure statement with the State of New York, if your position earns more than $95,534 (this figure is subject to change) per year or if the position is designated as a policy maker.
