As such, it is the expectation that the Analyst will be involved (in varying respects) in all aspects of a project/deal life-cycle as well as helping to shape the future growth and culture of SEQUEL. The Analyst is a curious, team-oriented, early career professional who is looking to perfect a strong foundation of analytical skills that will help to shape and execute on SEQUEL’s business opportunities.
Analyst Responsibilities:
- Land and Existing Asset Acquisitions
- Market research and analysis for company investment opportunities
- Tour acquisition opportunities to determine development feasibility
- Deal Sourcing
- Sourcing off-market opportunities directly from owners
- Broker outreach/relationship building to get the first (and last) look at on-market and off-market opportunities
- Analytics & Underwriting
- Underwrite acquisition opportunities and evaluate returns through DCF modelling, yield on cost, equity multiple and IRR analysis
- Compile data to verify underwritten assumptions
- Preparation of marketing materials and investment memos
- Deal Execution
- Deal structuring and contract negotiations
- Due diligence tracking and execution through closing
- Capital Markets
- Prepare memorandums and pitch decks to secure debt and equity
- Investor and lender outreach
- Business Plan Execution:
- Value-add renovation Project Management & Ground-up Development
- Land use/zoning, entitlements
- Community outreach
- Permitting
- Design and pre-construction
- Value-add renovation Project Management & Ground-up Development
The ideal candidate will have:
- 2 - 4 years of analytical experience directly related to real estate
- Strong foundation of asset underwriting/valuation (DCF, YOC, EM, IRR analysis)
- Experience preparing marketing materials/investment memos/pitch decks
- Experience reviewing local zoning code and how it applies to development
- Highly organized team players that are motivated to uncover new investment opportunities and identify underutilized assets
- Comfortable cold calling and interacting with a range of professionals and owners
- Outstanding written and oral communication skills
