Our client is a privately held, Boston-based investment firm focused on operationally-oriented real estate. The company was established in 2022 by seasoned real estate investment professionals with over 40 years of combined industry experience and +$50 billion of transactions across individual assets, large-scale portfolio and platform investments. Our client builds, executes and scales carefully curated investment strategies that reflect consumer needs and are supported by secular trends. The firm currently oversees a $250 million hospitality-focused portfolio and is focused on actively acquiring properties across multiple unique strategies.

Position Overview:
The Associate will be primarily focused on investments and new business initiatives. In coordination with other team members, the Associate will support the investment process from new deal sourcing through underwriting, due diligence to closing. Additionally, the Associate will be expected to support the firm’s acquisition financing, capital markets, capital formation, investor relations, asset and portfolio management, and business development activities. The client is seeking candidates that are excited to work within a highly ambitious / growth-oriented team and take on significant responsibility beyond the typical scope of similar positions at comparable firms. Successful candidates will have well-defined analytical skill sets, exhibit high energy and demonstrate excellent work ethic, enabling them to excel in an entrepreneurial, private equity environment.

Key Responsibilities:
  • Collaborate with the client’s broader team in the sourcing, underwriting, structuring and execution of investment opportunities
  • Conduct detailed quantitative analysis including underwriting and valuation of prospective investments with the ability to assess multiple scenarios, investor return and distribution waterfall analysis, and capital structure optimization
  • Assist in investment thesis development, preparation of investment memorandum and related supporting materials for investment committee review
  • Assist in the negotiation of agreements with sellers, coordination of due diligence and the successful closing of investments
  • Participate in the execution of property-specific financings for real estate properties from preparation of initial financing package to potential lenders, negotiating term sheets and loan documents to final closing
  • Prepare investment strategy presentations and related materials in support of capital formation initiatives
  • Oversee property manager performance and track portfolio KPI and financial performance in conjunction with asset management team
  • Help in the creation and recurring update of financing reporting packages for investment LP’s and prospective investors
  • Contribute to ad-hoc projects as they arise in support of the company’s business development and growth initiatives
Requirements:
  • 2 to 4 years of professional experience in the real estate or finance industries with at least one year of commercial real estate investment activity, preferably focused on direct investing in single asset or portfolio opportunities
  • Experience and passion for the hospitality industry is a plus
  • Proficiency in underwriting and valuing commercial real estate investments using discounted cash flow, direct capitalization, and sale comparable methodologies
  • Familiarity managing all stages of commercial real estate investment process from deal sourcing, underwriting, investment committee, due diligence through closing
  • Must be a highly driven self-starter with excellent interpersonal skills and relationship-building orientation
  • Flexibility to deal with multiple projects simultaneously while working independently
  • Strong organizational skills, including a commitment to follow-up on open issues, meet deadlines and pay attention to details
  • Excellent written and oral presentation and communication skills in order to be effective in a changing, growing, entrepreneurial organization
  • Bachelor’s degree required
