What you are expected to do with excellence.

This is an opportunity with exponential upside. As a Development Manager/Director you guide and drive forward multiple multi-family (market rate), and mixed-use projects. With project sizes ranging from $20 million to $40 million, the Development Manager/Director makes day-to-day decisions in line with Bluestone Development’s investment goals and objectives. The Development Manager/Director must be highly organized and able to drive projects forward, creatively problem-solve, multi-task, and prioritize in a fast-paced culture with challenging projects.

• Partner with Bluestone owner to source and analyze new development opportunities.
• Collaborate with owner to lead design efforts including site and building programming, unit layouts, sustainability features, and municipal and financial partner requirements.
• Coordinate market studies, site surveys, environmental reports, traffic studies, and other third-party reports through internal and external underwriting processes.
• Manage daily activities in due diligence process pertaining to obtaining entitlements from jurisdictional authorities for assigned project, including, but not limited to zone changes, concept plans, preliminary plats, etc. from project inception to completion.
• Monitor and report on construction activities with a focus on adherence to project goals, plans, budget and schedule. Review and approve pay applications and change orders. Participate in final project walk-through and obtain close out information needed for property. Facilitate a successful turnover of properties to property management.
• Maintain project budgets and schedules to ensure project goals are met. Understand cost trends and proactively communicate any related impact to proposed projects. Provide project stakeholders with project status updates and any critical items.
• Cooperate with internal and external legal counsel in the preparation and review of legal documents.
• Manage political, municipal, and other regulatory approval processes including land use, development review, subsidy and permitting.
• Prepare presentations and attend public meetings to stakeholders and community groups.
• Work with owner to select Architect, General Contractor and other project consultants.
• Ability to review and comment on architectural, civil, structural and mechanical/electrical project documents.
• Negotiate, coordinate, and manage major contracts and work thereunder including Architect, General Contractor, and other development consultants.
• Represent owner at Owner-Architect-Contractor (OAC) meetings to review draws, change orders and field issues.
• Follow organizational processes, project reporting, and risk mitigation measures.
• Execute and ensure compliance with outside reporting and other requirements.
• Maintain industry specific market knowledge both locally and nationally.


The education, experience and competencies you possess.

• Three to five years (Manager) or five to eight years (Director) of prior commercial and/or multifamily real estate development experience, strongly preferred.
• A four-year college degree is required with major course work in real estate, finance, engineering, business administration, planning, architecture, or another related field. Additional relevant experience may substitute.
• Strong business acumen with the savvy to effectively interact with sophisticated investors.
• Track record as a motivated self-starter, able to complete assignments and meet deadlines with minimal supervision.
• Positively represent the Bluestone Development real estate brand and develop strong relationships with project stakeholders.
• Ability to work independently and exercise sound judgement when making decisions and escalating issues.
• Ability to manage multiple projects effectively with demonstrated ability to handle a broad array of tasks simultaneously.
• Must be analytical, detail-oriented, and have strong organization and time management skills.
• Effective oral and written communication skills.
• Demonstrated success working in a team environment.
• Must be collaborative and flexible in assuming new responsibilities as they arise.
• Demonstrated ability to solve complex problems with solid logic and creativity
• Demonstrated ability to read, understand, and apply complex real estate documents including agreements/contracts (AIA forms in particular), construction & engineering drawings/specifications, leases, work letters, surveys, and drawings.
• Proficiency in MS Office programs including Word, Excel, Power Point, etc.
