Description


Overview:

Exciting opportunity to work directly for an owner on a portfolio of approximately 20-25 single-tenant industrial assets located in the Inland Empire and Northern California. Travel required to Northern California 2-3 times per year with more frequent site visits for Inland Empire assets. Additional quarterly travel to our Dallas office for team meetings.

Position is supported by a shared Assistant Property Manager and Property Administrator based in Dallas.

Position is fully remote within the greater LA area.

Responsibilities:

  • Provide exemplary customer service through a proactive and positive approach to foster positive rapport with tenants
  • Meet with tenants on a regular basis to ensure tenant needs are met and that high quality property management service is achieved
  • Promptly respond to and resolve all tenant concerns
  • Perform regular property inspections
  • Request, review and recommend bids and specifications for maintenance agreements, alterations, upgrades, or other contracted projects
  • Ensure maintenance and repairs are performed on schedule and in accordance with approved operating budget and contractual obligations
  • Coordinate capital projects as needed
  • Prepare annual operating and capital budgets for self-managed portfolio properties
  • Develop a variety of vendor and contractor relationships in multiple markets
  • Prepare annual expense reconciliations for managed portfolio properties
  • Review and approve within prescribed limits of authority all property payables
  • Review monthly operating statements and prepare variance comments
  • Prepare monthly expense accruals for submission to accounting
  • Ensure services are provided in compliance with company initiatives, policies, and procedures

Supervisory Responsibilities:

  • Provides formal supervision to direct reports. Provides comment to annual performance reviews. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with company values.

Requirements:

  • Minimum 5 years in property management, industrial experience a plus
  • CPM or RPA designation a plus
  • Excellent verbal and written communication skills
  • Strong organizational and analytical skills
  • Ability to respond effectively to sensitive issues
  • Strong knowledge of building operations
  • Advanced computer skills (Microsoft Office applications; MRI and Kardin a plus)
  • Professionalism and customer service a must
  • Self-starter and team player
