Description


Role
The ideal candidate will have strong financial modeling and analytical skills. Given the entrepreneurial environment, the Investment Analyst will have acquisition, underwriting, research and asset management responsibilities, thus providing opportunity for expanded growth and exposure. The position will include key roles on projects and participation across the investment lifecycle. The candidate will report to the Company’s Senior Director of Acquisitions and Principals and will attend weekly investment committee meetings. 


Responsibilities
Daily responsibilities include, but are not limited to:


Acquisitions
  • Review and analyze potential deals including property-level financial statements, operating statements, rent rolls, comparable property rents and sales, operating budgets, and capital expenditure budgets.
  • Financial modeling and analysis for a wide variety of real estate deal types including existing assts, redevelopments and ground-up development. Develop cash flow and return on investment projections.
  • Assist with construction budgets and lender requisitions for development projects and tenant improvement work.
  • Create investment analyses, memoranda, and presentations for internal committee approval and external stakeholders.
  • Assist with transaction management and due diligence/closing activities.
  • Perform market research and competitive analyses including demographic and detailed real estate market data.
  • Assist with closing debt financing for acquisitions and refinancing.
  • Assist with administering and managing the Company’s proprietary deal database.



Asset Management
  • Maintain and update property cash flows and valuation models. 
  • Monitor the performance of existing investments.
  • Prepare financial forecasts and analyses.
  • Assist with asset level business plans and annual operating budgets.
  • Assist with budgets and monthly variance reports submitted by property management.
  • Help track capital project expenditures and budgets. 


Skills and Qualifications
  • Bachelor’s Degree or MBA with preference for candidates with finance, real estate, economics and/or accounting coursework.
  • 1-3+ years of experience with a real estate investment/asset management firm, private equity firm, owner/operator, or brokerage company.
  • General commercial real estate background with knowledge of multi-tenant office and/or multifamily residential preferred.
  • Financial modeling, valuation, and analytical skills. Advanced Microsoft Excel is required and Argus is a plus. Costar and data analysis proficiency a plus.
  • Ability to analyze qualitative and quantitative information and translate into strategic deliverables.
  • Strong communication skills, with a demonstrated ability to write effectively.
  • Intellectual curiosity with a genuine passion/interest in the real estate industry and expanding their knowledge base.
  • Motivated self-starter with effective time management skills.
  • Team-oriented with strong integrity and professionalism.
  • A desire to work within a fast paced, collaborative and entrepreneurial environment.
  • Strong work ethic, driven, detail-oriented and desire to learn.
