Firm Description

 

Washington Square Partners (WSP) was founded in 1994 by a group of real estate professionals who believed that a critical gap existed between consultants who offered analytical research and developers who created projects. WSP provides previously unavailable development advisory services ranging from pre-development services to asset repositioning for institutional owners, universities, health care entities, labor unions, private developers, property owners, and governmental agencies. The firm has extensive experience creating strategies to maximize the value of our clients’ assets, and our firm’s principals have guided some of the most complex, groundbreaking projects in the New York metropolitan area including City Point, 42nd Street/Times Square revitalization, MetroTech Center in Downtown Brooklyn, Cooper Union rezoning, Moynihan Station and River Plaza, the first new shopping center in the Bronx in decades. The firm also has a leasing affiliate and is known for its retail and office expertise.

We now seek to add to our staff to service our growing client base.  The new Project Manager will work independently to advance projects while collaborating with a wide range of professionals inside and outside of the company.  The ideal candidate is an organized project manager with technical skills using industry standard tools and knowledge of the project entitlement process in New York City.   

 

Job Description

 

The Project Manager will perform a wide range of real estate development tasks including but not limited to managing pre-development for ground up/adaptive reuse projects, preparing and updating project proformas to assist with underwriting, and preparing market analyses.

 

Job Responsibilities

 

  • Evaluate client’s needs and propose a project work plan, budget, and schedule.
  • Research, gather and disseminate “due diligence” and other background information.
  • Prepare pro forma analyses, including capital and operating budgets, cash flow, and present value analyses. 
  • Work with clients, city government and community groups to obtain necessary land use or other public approvals.
  • Prepare requests for economic development incentives and/or financial support from local, state and federal agencies.
  • Assist with the negotiation of term sheets, leases, and business agreements.
  • Prepare and present market analyses. 

 

Job Requirements

 

  • A degree in Business, Real Estate Development, Urban Planning or a related field preferred (graduate degree candidates included).
  • A minimum of two years of experience in real estate development. 
  • Financial and analytical expertise.
  • Fluency in excel to prepare project proformas; experience with Argus is a plus. 
  • Excellent oral and written communication skills.
  • Strong organizational and time management skills.
  • Familiarity with New York City government and not-for-profit sector is a plus.
