As a Senior Associate of Asset Management with Realty Income, you will be responsible for carrying forward and improving on client, portfolio, and property-based strategies for managing retail client lease expirations in order to maximize portfolio occupancy and rent recapture performance, all while achieving the best economic outcome for our company. Reporting to the Associate Vice President, your responsibilities will include assessing, reviewing, analyzing, presenting, negotiating and transacting lease renewals and restructures.

What you will work on:

  • Review portfolio of properties leased to industry specific corporate retail clients in advance of lease expiration to assess the likelihood of lease renewal or potential vacancy, and to then determine appropriate course of action.
  • Engage in dialogue, discussions, and negotiations with existing corporate retail clients in advance of lease expiration for purposes of commencing the lease renewal process.
  • Review and evaluate client renewal proposals.
  • Oversee and engage in research, market analysis, property analysis, and client unit-level financial analysis.
  • Collaborate with Analyst(s) and delegate tasks relating to research, review, analysis, evaluation, and preparation for negotiations and presentations, and review work product and prepared materials.
  • Formulate strategic renewal recommendations with input from team, and effectively present to the Asset Management team.
  • Manage the renewal negotiation process, with oversight from AVP and Department Head, along with the preparation and presentation of all proposals and counter-offers.
  • Effectively communicate with both clients and internal contacts as needed during the negotiation and pending transaction process.
  • Work in partnership and share quantitative and qualitative information gathered during the client lease discussion process with other teams.
  • Manage the preparation and delivery of requests to Legal to initiate the formal renewal transaction process.
  • Spearhead the review and handling of corporate retail client requests for rent reductions, early lease terminations and client improvement allowances from landlord.

What we need from you:

  • Bachelor’s degree (B.A or B.S.) in related field.
  • Minimum four (4) years’ commercial real estate-related experience.
  • Two (2) or more years’ leasing and sales negotiation experience.
  • Prior cash flow analysis and financial modeling experience preferred.
  • Thorough knowledge of commercial real estate principles.
