What You Will Do

You will be a key member of Reside's operational leadership team, responsible for building the strategic vision for residential operations and delivering exceptional financial results. You will lead our Reside Living multifamily management platform overseeing the operation of all Newcastle multifamily assets.

 

Strategic Leadership

  • Determine the optimal technologies to support our residents and employees.
  • Prioritize key initiatives across the operating platform and advise senior management on progress at least quarterly.
  • Develop a strategy for the proper balance between onsite and central team members.
  • Identify promising technologies to support company operations and perform due diligence on possible technology partners.

 

Property Management Processes and Expectations

  • Build on and continually improve the systems, processes, and procedures used to manage properties to consistently high standards.
  • Create annual property strategic plans and oversee property managers in developing annual operating and capital budgets and leasing guidelines.
  • Develop and implement systems for monitoring key issues and asset performance.
  • Perform routine scheduled and unscheduled site inspections to ensure product quality and effective implementation of company policy and procedures.
  • Monitor compliance with all applicable local, state, and federal laws (e.g., discrimination, sexual harassment, and Fair Housing).
  • Collaborate and partner with the Marketing colleagues to execute the Company's marketing strategies.
  • Manage Reside's Operating Policies and Procedures for Reside Living staff. Adjust policies as warranted to meet the evolving business and regulatory environment.
  • Oversee and manage the financial and operational audits of all properties annually.

 

Build an Incredible Team & Culture

  • Develop onsite teams necessary to achieve Newcastle's goals for its properties and deliver top-notch service to residents.
  • Coach staff on achievement of property and company goals and objectives.
  • Work with HR to ensure adequate training of leasing professionals and consistently high-performance levels throughout the marketing and leasing process.
  • Partner with HR, Regional teams, and Operations to establish team training and motivation programs to inspire commitment and drive superior performance by individuals contributing to a team effort.
  • Create a corporate culture that is financially driven, has a keen sense of urgency, and has a commitment to excellence in customer service.
  • Partner with HR to create a first-class recruiting, onboarding, and career path experience for our team members.

 

Investment Management

  • Provide input into property acquisition decisions to ensure the reasonableness of operating forecasts and identify potential operating issues, costs, and opportunities.
  • Participate in planning new development projects, advising Development colleagues on product design, operations, and leasing.
  • Partner with Acquisitions and Asset Management colleagues to onboard property operations for new acquisitions or developments.
  • Work with the Controller to provide senior management and the firm's capital partners with actionable performance information and fulfill Operations reporting requirements.
  • Recommend and occasionally oversee capital improvement and renovation programs that maximize the value of portfolio properties.
  • Develop a centralized purchasing program that maximizes the benefits of bulk purchasing and regular vendor bidding.
  • Oversee the preparation of quarterly forecasts and present conclusions and recommendations to senior management.
  • Review monthly financials, report performance, and variances, and recommend tactical adjustments to achieve superior returns.

 

Requirements

  • Minimum of 10 years experience in multifamily property management operations with a national or large regional multifamily operator.
  • Minimum of 5 years experience in multifamily property management operations in Chicago.
  • Demonstrated ability and experience overseeing multiple regional managers.
  • Bachelor's degree is required.
  • Demonstrated success delivering operational results, managing leasing, and maintenance personnel, and motivating teams to provide exceptional customer service.
  • An established track record of increasing the value of urban apartment properties.
  • Familiarity with financial statements and variance analysis.
  • Desire and ability to work in a highly entrepreneurial environment.
  • Deep relationship network with vendors and property management talent.
  • Ability to hire, inspire and manage a team to accomplish a variety of initiatives at multiple properties simultaneously.
  • Strong familiarity with residential leases, service contracts, and other real estate legal documents.
  • Knowledge of Fair Housing and other regulatory matters relevant to the multifamily management business.
  • Hands-on experience with Yardi is preferred.
  • Proficiency in Microsoft Office Suite (Excel, PowerPoint, Word, Outlook). Demonstrated experience with excel skills to create spreadsheets and equations (sum, growth rates, etc.) to assess initiatives and performance.
  • Ability to synthesize information and present findings and recommendations coherently and logically.
  • Team player with a positive attitude, strong work ethic, ability to handle multiple assignments, good judgment, excellent follow-through, and attention to detail.
