Who you are…

 

The Senior Manager – Real Estate Development is a hands-on, passionate, experienced real estate and construction professional who is a strategic thinker and demonstrates solid leadership qualities. He/she enjoys working as part of a team and is comfortable with a wide range of responsibilities associated with the successful development and construction management of ground up commercial, mixed-use and/or multifamily projects.

 

What you’ll do…

 

  • Under the direction of the VP or Director, full management and leadership responsibility for various phases of a development project, with necessary authority and support.
  • Represent Skanska and act as a good example, both internally and externally, in accordance with the values, ethical guidelines, and management systems of the organization.
  • Work within a team to realize the development vision established for the project, and to manage all aspects of the development process including the visioning and design, construction management, leasing and. disposition.
  • Develop, manage and maintain a network of contacts within the local real estate market.
  • Meet with clients, customers, and community members to identify and strengthen business opportunities and source potential projects.
  • Serve as a representative for the project in coordination with external parties including consultants, civic and governmental authorities, and public stakeholders.
  • Assist in regional pursuits, assessments, and acquisition of development sites and properties.
  • Lead marketing & leasing efforts associated with the project, including pitches, presentations, tenant tours, exhibits, lease negotiation/administration, etc.
  • Work collaboratively and transparently with Skanska USA Building as a construction partner to accurately underwrite costs associated with the project, manage schedule, budget, change orders, and closeout.
  • Oversee the construction manager / general contractor and maintain strong project controls to ensure the delivery of the project on time and within budget.
  • Manage contracts, scopes, budgets, and schedules for all consultants necessary to develop the project.
  • Serve as a hands-on, tactical resource in project development through all stages of the process, including budget management, schedules, negotiating/writing agreements, and construction.
  • Model, manage and update the proforma for the project, providing market and financial analysis as it relates to the project’s proposed terms.
  • Collaborate with the team in the exit disposition of developed properties through oversight and execution of the predetermined exit strategy, serving as a liaison with external brokers, leading project tours, and supporting the JV / purchase agreement negotiations.
  • Follow standard operating procedures while engaging with management where improvements/efficiencies may be made.
  • Sets an example for junior-level staff by guiding, mentoring, and teaching.
  • Where appropriate, engage and collaborate with CDUS strategic services and support functions.

  • 10+ years’ experience within real estate development or a related industry
  • Comprehensive experience developing in the local real estate market, including a strong industry network
  • Ability to create and/or interpret conceptual proposals and documents, write reports/business correspondence, and other types of planning documents
  • Ability to read, analyze, interpret and evaluate proposals, architectural concepts and drawings, contracts, consultant proposals/agreements, and government regulations
  • Strong interpersonal skills, with the ability to present information and respond to questions/inquiries from senior staff, peers, business associates, and the general public
  • Strong experience in cost control, real estate funding, and project reporting with the ability to create and manage budgets and proformas
  • Good knowledge and experience in ground leases, building leases, development agreements, construction, and design contracts, and city permit processes
  • Strong experience of the construction process and all its related project controls, including cost, schedule, and quality.
  • Hands-on experience and ability to execute through most phases of the development life-cycle, including:
  • Land acquisition and sourcing
  • Feasibility studies
  • Project budgeting
  • Entitlements and zoning
  • Project Valuation and Finance
  • Architectural design and coordination of consultants
  • Leasing
  • Marketing and public relations
  • Market research
  • Knowledge of sustainable building concepts (e.g. ILFI.org, LEED® etc.)

 

 

Education/experience/certifications...

Bachelor's Degree from four-year college or university minimum, MBA or Master’s Degree in related fields preferred.
