Purpose of the Position

The Business Development Specialist will work directly with a Market Leader & Vice President on grocery anchored shopping center investment sales. The BDS position is a partnership within the business of a top producing investment sales executive. BDS is responsible for assisting in the growth and development of the existing business. This is a highly compensated role with significant opportunity for growth.

The Business Development Specialist will be involved in the execution of business development activities, oversee the financial modeling of multi-tenant retail properties, and manage listings and escrows. The role will have a strong focus on quantitative analysis and financial modeling matched with practical business application.

BDS must be disciplined, willing to work long hours, and have advanced financial modeling and quantitative reasoning skills.

Key Responsibilities
  • Execute business development activities with clients such as meetings, client events, and cold outreach to targeted prospects.
  • Manage listing inventory, negotiate offers, and manage the escrow to close process.
  • Oversee financial underwriting of assets.
  • Present and support analyses to clients.
  • Analyze, underwrite, and forecast property cash flows and valuations using Argus & Excel.
  • Develop and maintain sophisticated financial underwriting models for commercial real estate asset valuation
  • Breakdown and analyze profit and loss statements, rent rolls, CAM reconciliations, etc.
  • Actively assist in the research, writing, and proofing of market intelligence for marketing materials
  • Assist with preparing and presenting the analysis, including graphics and charts, in a clear and concise manner
  • Audit OMs and BOVs to make sure financial information is accurate prior to distribution to client
  • Create and execute a broker financial underwriting training several times throughout the fiscal year
  • Update and maintain sales comparables for focus markets utilizing multiple data services
  • Other duties as assigned

The Candidate

Experience and Professional Qualifications

Minimum Requirements:
  • Excellent written and verbal communication skills
  • Must have a Bachelor’s degree in Real Estate, Finance, Accounting, or Business Administration
  • At least 4+ years of analytical, quantitative, research, and technical skills in evaluating multi-tenant retail properties
  • Must have significant transactional experience and understand how to navigate the escrow to close process.
  • High-level, advanced experience working with Argus on multi-tenant retail properties is a requirement.
  • Must have excellent organizational, writing, and communication skills
  • Must be able to work well as a part of the team
  • Must be willing to relocate to Atlanta, GA.
