SPG is one of the most active participants in the Southeastern value add work force multi-family market. We have acquired 20 plus properties valued at over $400M in the last 36 months and have multiple opportunities and capacity to continue aggressive acquisitions and the development of new multi-family communities in our target markets. Our new development activities encompass both traditional multi-family as well as single family built-to-rent assets. We currently have 13 land parcels secured for future land development.

 

A key element of our success is our active management of our business through our Sureste Property Services (management) and Sureste Development Group (acquisitions, development, and construction) operating divisions.

 

SUMMARY

 The Investment Analyst is a critical member of the team supporting the acquisition, development, asset management, and construction of our multi-family communities. This position will work closely with the Senior Vice President of Acquisitions, Development Managers, other Investment Analysts and the broader team to promote the delivery of new projects on time, on-budget and in accordance with the quality and risk management expectations of the Company. The ideal candidate for this role thrives in a fast paced, collaborative, and high growth environment and will have demonstrated experience supporting the analysis and review of real estate development scenarios to facilitate timely insight and decision-making.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

  • Support the origination, underwriting, and execution of investments including new construction developments and acquisitions.
  • Must be able to read and understand financial statements.
  • Conduct market research in target markets to support underwriting assumptions and investment thesis.
  • Responsible for asset management.
  • Prepare monthly, quarterly, and annually reports which will be a large function of this role.  
  • Review and analyze preliminary due diligence investment information received for new investments including property level financial statements, third party reports, and third-party market studies.
  • Provide financial analysis for company and assist in establishing budgets and forecasting.
  • Maintain market studies and competitor analysis during ownership for use in prospecting new opportunities, as well as management deliverables and reporting.
  • Maintain a detailed data base of comparable projects and market data.
  • Understanding of DCF Analysis, cost of equity, tax credits and valuing companies.

 Qualifications

  • Bachelors or higher degree in relevant major such as real estate, finance, or business. MBA or other relevant master’s degree is a plus.
  • Two years of real estate underwriting experience preferred with management level reporting exposure. Preference for candidates with multi-family and/or single-family housing experience and expertise. Also prefer candidates that have worked for large real estate developers, investors, investment banking, or real estate consulting firms.
  • Strong analytical skills and research capabilities. Collaborative, critical thinker able to understand company goals/needs and develop solutions.
  • Diligent work ethic with ability to take initiative and comfortably work in fast paced environment to meet business critical deadlines.
  • Highly proficient with Microsoft Office Suite, particularly Excel and PowerPoint. Proficiency with AppFolio or other property accounting software and QuickBooks are pluses.
  • Good judgment, ability to make sound decisions.
