Simone Development, a full-service, privately held commercial and residential real estate investment and development company, has an opportunity for a Commercial Property Manager. We are looking for a team player, with a strategic mindset, to contribute to our Class A portfolio. This role will report to the Vice President of Property Management and Operations.
Primary Responsibilities:
- Responsible for the day-to-day operations of multiple commercial office assets in the Bronx & Westchester area.
- Bid, negotiate and implement service contracts with all 3rd party vendors.
- Oversee in-house maintenance and engineering staff. Responsible for disciplinary actions, if necessary.
- Collaborate with Property Operations Manger on, but not limited to, internal work order system, staff payroll review, vendor insurance review, vetting of building signage and branding
- Work with Property Compliance Manager to ascertain/clear TCO/COs, Violations, Etc
- Maintain professional, working relationship with all tenants at assigned properties.
- Produce monthly financial reporting with variance commentary for Senior Management review.
- Prepare and implement annual operating and capital budgets.
- Assist Leasing Department throughout renting process, space showings etc., as needed
- Work with staff in conducting monthly property inspections while fielding formal reports to Senior Management.
- Arrears collections. Act as the starting point for all collection notices internally and work with outside attorneys on non-payment actions.
- Coordinate tenant buildouts in conjunction with in-house general contractor or outside 3rd party vendors, if applicable.
- Demonstrate comprehension of tenant leases and enforce responsibilities set in forth by the agreed upon terms.
KEY ATTRIBUTES/EXPERIENCE
- Minimum of 7 to 10 years experience in Commercial real estate.
- Sophisticated understanding of Class A real estate management.
- In-depth understanding of property operations.
- Effective leadership, relationship building, and managerial experience.
- Adept at prioritizing need in assets, rapidly responding to emergencies, and coordinating solutions.
- Able to clearly and concisely communicate with senior management on property management issues.
- Ability to work both independently and collaboratively as a team member and with other departments.
- High degree of personal and professional integrity.
- Assertive, effective decision maker.
- High level of interpersonal and organizational skill.
- Bachelor’s Degree
- Proficient in Microsoft Excel, Yardi, or similar program. Pay Scan preferred.
- Smart Cabinet preferred.
