As a member of the Acquisitions team, the Acquisitions Officer will report to and assist the SVP – Director of Acquisitions in sourcing acquisition opportunities across the Western US which are consistent with the company’s various investment vehicles criteria. The Acquisitions Officer will drive and manage the acquisitions process, including but not limited to: underwriting and associated analyses, preparation and presentation of investment memoranda, and monitoring of due diligence and transaction closings. The successful candidate will be results-oriented with a strong sense of initiative and ethics, and possess a demonstrated ability to cultivate and maintain relationships with professional contacts.

 

Education/Certificates:

  • Bachelor’s Degree

  • Active member of NMHC and/or ULI a plus

 

Experience:

  • Prior experience in multifamily acquisitions with a proven track record

  • Established network of broker, advisor, and principal relationships

 

Skills, Knowledge & Abilities:

  • Exceptional qualitative and quantitative analytical skills

  • Ability to evaluate and source multifamily properties across various property classes including core, value-add, and affordable (knowledge of LIHTC concepts is a plus)

  • Strong interpersonal skills and the ability to communicate well at all levels of the organization

  • Self-motivated and entrepreneurial with a fiduciary orientation

  • Must be proficient in Microsoft Office

 

Essential Duties:

  • Source and evaluate potential acquisition opportunities in alignment with the company’s investment criteria

  • Stay informed of market conditions in the assigned geographical footprint; provide timely and accurate analysis of observed real estate trends

  • Maintain and enhance network of brokers, owners, and other sources of potential acquisition targets, both marketed and off-market

  • Work with our acquisition analyst team to create cash flow projections for targeted investment opportunities; formulate strategies to maximize investment returns

  • Travel, including site visits to acquisition targets and tours of competitive properties to gain a comprehensive view of potential investments

  • Coordinate with Fairfield’s Property Management, Asset Management, and Construction Management teams to ascertain the feasibility of assumptions used in property underwriting

  • Prepare investment committee memoranda for proposed investments and present them to Fairfield’s Investment Committee

  • Work with our in-house legal and transaction teams to assist in the due diligence and/or closing of investments

  • Complies with all Fairfield standards, applicable health and safety rules and regulations, as well as applicable local, state and federal laws.
