Responsibilities

As an Associate – Portfolio Acquisitions with Hines, you will engage with the Portfolio Acquisitions team in the analysis and evaluation of investment opportunities for Hines' discretionary vehicles. In addition, the Associate will work closely with the fund teams to evaluate fund-level suitability and as well as partner with the regional teams to leverage their “on the ground” knowledge and expertise. Reports to the Managing Director, Portfolio Acquisitions - Americas. Responsibilities include, but are not limited to:

 

  • Underwrite property, portfolio, and entity investment opportunities across all property sectors in the US.
  • Coordinate with “on the ground” Hines regional personnel and leverage their local and vertically-integrated expertise to inform underwriting.
  • Prepare investment memos for weekly pipeline meeting, final investment committee, and all stages in between.
  • Collaborate with in-region acquisitions teams to underwrite and evaluate property portfolios that span multiple regions.
  • Evaluate anticipated suitability of investment opportunities for Hines' discretionary vehicles.
  • Work jointly with Hines' regional and Portfolio Management teams to execute approved transactions.
  • Build bespoke asset and portfolio financial models, as necessary, for complex transactions.
  • Utilize internal and external resources as well as market intelligence and research driven data to assist in investment underwriting.
  • Coordination and preparation of special projects as needed.
  • General support of senior team members in strategy formation and execution.
  • Coordinate as relevant with other units within Investment Management (e.g., Portfolio Management & Finance, Global Investment Strategy, Research, Risk) and within the broader firm (e.g., regional teams) to advance major analyses and/or recommendations for specific investments.


Qualifications

Minimum Requirements include:

 

  • Bachelor's degree from an accredited institution required; MBA preferred.
  • Four or more years of relevant real estate acquisitions experience.
  • CFA designation is a plus.
  • Experience with CoStar, Green Street, and Real Capital Analytics.
  • Proven underwriting and execution experience of property-level transactions in each of the major property types.
  • Experience with large, complex portfolio transactions preferred; experience in corporate, debt, or M&A transactions is a plus.
  • Strong command of Argus Enterprise and Microsoft Excel for property modeling, as well as PowerPoint and Word for presentation and memo creation.
  • Ability to clearly and concisely explain complex financial modeling concepts.
  • Eagerness to enable success in others through mentoring and coaching.
  • End-to-end understanding of the institutional investment decision-making process.
  • Demonstrated quantitative aptitude and problem-solving ability.
  • Strong interpersonal and relationship building skills.
  • Excellent written and oral communication skills required.
  • Proven ability to manage multiple projects simultaneously.
  • Moderate travel required.
