Job Summary
The Development Director leads the development team from entitlements through occupancy.
Essential Functions and Responsibilities
- Evaluate new opportunities by generating and refining initial development budget and schedule.
- Qualify, evaluate, and select the optimal development team for each project.
- Negotiate contracts with the development team that appropriately allocate risk and reward.
- Understand the legal, financial, and risk management aspects of contracts.
- Administration of AIA contracts for design and construction, including GMP contracts.
- Analysis and negotiation of zoning and other land use entitlements, and other public approvals.
- Design and Construction
- Direct the design and construction teams to ensure that results are consistent with development goals, budget, and schedule.
- Integrate cost and schedule controls into the design and construction processes.
- Change Management
- Review addenda and bulletins, RFIs, and submittals to proactively identify changes that impact budget and schedule.
- Analyze changes to minimize or eliminate impact to budget and schedule.
- Allocate financial responsibility for changes.
- Financial
- Thorough understanding of construction and development accounting practices.
- Experience analyzing applications for payment and vendor invoices against contract value to determine that billing is consistent with schedule and work completed.
- Understanding of insurance concepts relevant to construction and development.
- Technical
- Knowledge of building systems and processes.
- Negotiation of lease provisions, especially basis of design and work letter.
Qualifications
- Bachelor’s Degree in a design or construction field.
- 5 to 7 years of experience in design, construction, and development.
- Expertise in Excel, Project, and other MS Office software.
- Strong work ethic coupled with expertise across the full range of real estate development activities and the ability to manage multiple tasks in parallel.

- Passing a drug screen and background check
