Building Engineer
Atlanta, GA

The Building Engineer oversees the operation and maintenance of the building and has working and operational knowledge of core infrastructure systems.   General duties include, but are not limited to, managing the operation, maintenance and repair of the physical plant mechanical and structural systems  (Security/fire, UPS, elevators, etc.), perform routine and non-scheduled maintenance, plumbing, lighting, and general facility repair and upkeep.

RESPONSIBILITIES:
•     Responsible for the service, repair and preventative maintenance of core plant systems and equipment. Actively identifies problems or potential situations and works with the CFO to determine course of action.
•     Effectively track and schedule routine and emergency service calls for equipment and systems.
•     Manage and maintain equipment and/or systems inspection and certification schedules.
•     Maintain the fire, security, and power equipment including UPS electrical systems. This includes fire suppression equipment.
•     Primary liaison for outside maintenance contractors.
•     Performs routine repair and maintenance of the space including floors, walls, ceiling tiles, doors, drains, suites, breakrooms, electrical wiring, plumbing, and lighting
•     Completes requests for general maintenance items in a timely and efficient manner.
•     Maintain logs, records and service manuals.
•     On call and 1st response for emergency maintenance requests and building alarms; must be able to promptly respond and/or arrive to facility when necessitated by an emergency. Take appropriate action and report appropriately.
•     Provide training on systems with appropriate personnel as needed and required.
•     Facilitate and maintain good relationships with vendors and suppliers.
•     Maintain proper inventory of supplies and tools.
•     Other duties may be assigned from time to time.

REQUIREMENTS:
•     3-5 years experience in building systems maintenance. Johnson Controls experience strongly preferred.
•     Technical, vocational or on-the-job training in one or more of the following areas: Electrical, mechanical, process controls, or plumbing.
•     Familiar with fire/life safety equipment/procedures.
•     Must have valid, clean driving record and working vehicle.
•     Excellent customer service skills; ability to successfully interact with tenants/vendors/contractors
•     Familiarity with blueprints and code requirements
•     Adaptable to and flexible with changing demands.

SKILLS: 
•     Ability to communicate effectively and clearly with vendors, employees and visitors.
•     Must be able to read and write English in order to understand manuals, procedures and to write reports.
•     Basic working knowledge of work order system and facility operation systems.- Working experience in and knowledge of Excel, Google aps and Microsoft Word.
•     Ability to lift at least 50 lbs., work from heights, and verify colors, climb ladders frequently
•     Consistent, outgoing and friendly demeanor.
•     Strong sense of service and support.
•     Positive representative of the company to customers, tenants and employees.
•     Dependable and reliable.
•     Detail oriented and ability to handle multiple tasks.
•     Strong time management skills.
