Position Overview: This position will work directly with the Director, Managing Director, and Principals to acquire and manage assets for a multi-strategy long-term real estate investment portfolio. The Associate will support the team in a coordinated effort to generate and preserve wealth over long periods of time by sourcing and managing superior risk-adjusted investments.
Qualified candidates will have industry experience in analysis/asset management of commercial real estate investments. The Associate will play an active role in evaluating, underwriting, and transacting on a range of investment opportunities across the country, utilizing sophisticated financial models and ARGUS software. The individual will be part of a collaborative workplace, supporting and working on all aspects of real estate investing, including joint ventures, real estate funds, co-investments, and other real estate related alternative investments as well as active portfolio management across all product types.
Duties and Responsibilities:
- Acquisitions
- Assist in preparation of detailed and complex financial analyses for prospective real estate investments and ground-up developments, including detailed cash flow projections, market and property due diligence, financing, and partnership modeling
- Assemble and review basic property information, leases/rent roll analyses, market and economic research, legal documentation, and other applicable information for various deals and investment markets
- Participate in regular pipeline and investment committee meetings regarding potential acquisitions, including preparation and maintenance of pipeline reports
- Aid in preparation, drafting, and editing of detailed investment memoranda
- Asset Management
- Analyze and report on the financial performance of existing assets utilizing Excel/Argus
- Analyze and report on construction and development projects in coordination with operating partners and construction consultants
- Assist in preparation and review of asset-level annual budgets and business plans
- Coordinate asset appraisal process, review annual appraisals for accuracy and provide feedback to appraiser
- Analyze lease transactions and assist in the preparation of lease agreements, including coordinating with legal counsel, lenders, operating partners and leasing brokers
- Assist in preparation of quarterly reports including review of rent rolls, leasing, returns, operating statements, legal matters and capital expenditures
- Assist in preparation and coordination of financial reporting and board materials
- Review and analyze quarterly operating performance of portfolio properties
- Interface with leasing/sales brokers, property managers, lenders, operations/accounting teams, legal counsel and other market contacts to obtain information pertinent to existing assets as well as pursuit and disposition efforts
- Work with operating partners to ensure accurate and prompt delivery of operating results and other reporting requirements
Competency & Experience:
- Familiarity with all commercial real estate asset classes including office, retail, multifamily, industrial, and hospitality
- 3+ years of experience in commercial real estate, working in multiple product types
- High level of proficiency and experience in Excel and ARGUS, thorough competency with MS Office Products
- Experience building and editing complex financial models, including discounted cash flow models for existing assets, redevelopments, and ground-up developments, including sensitivity tables, debt and equity waterfall structures, and other financial analyses required to evaluate and pursue commercial real estate opportunities
- In-depth understanding of real estate investment factors and valuations, coupled with a general understanding of finance, accounting, leasing and capital markets terms and concepts
- Extremely strong quantitative and analytical skills with an attention to detail
- Well-developed written and verbal skills
- Excellent organizational skills with the ability to work independently, prioritize, and multi-task
- Highly motivated with excellent interpersonal skills and the ability to interact with the real estate community and grow within an entrepreneurial and thriving investment organization
Educational Background: BS/BA required with a preferred focus in business, real estate, finance, computer science, or accounting
Application Knowledge: Thorough competency with Microsoft Office Products is required (Excel, Word, Outlook, PowerPoint, etc.). Strong Excel and ARGUS skills are required.
Key Interfaces: Principals, Managing Director, Director, Investment Committee
Travel: Nationwide travel may be required over time
