Company Description:

Opportunity Housing Group (“OHG”) is an East Bay-based real estate acquisition and asset management company focused on the acquisition of institutional-quality, stabilized and lease-up multifamily assets located in Northern and Southern California.  Asset size is typically $50-300 million (~100-600 units) per property.  OHG facilitates the conversion of these assets to “workforce housing” with rent-restricted units for households earning no more than 80-120% of Area Median Income. Workforce housing projects are financed via tax-exempt municipal bonds, which are sold by Citigroup.  OHG has a robust pipeline of projects under control scheduled for closing in 2021 and a business plan to do multiple deals each year in the future.

 

Position Summary:

The Analyst will support all acquisition efforts including underwriting target assets, analysis of property information (rent rolls and financial information) and pricing.  OHG’s current pipeline requires underwriting of 5-15 new deals per week for pricing and potential offers.  Other related analytical work may be required.  Candidates must by located in California.  Some in person attendance will be required at the corporate office in Danville. 

 

Essential Duties:

  • Prepare underwriting of target multifamily properties for acquisition by OHG’s workforce housing program. 
  • Analyze property information including offering memoranda, rent rolls, financial statements, tax information, market information and other reports to support underwriting.
  • Incorporate up-to-date bond pricing into underwriting models.
  • Prepare reports to Managing Partner summarizing underwriting and recommended pricing.
  • Track OHG’s pipeline and lead pipeline status reporting and calls.
  • Other analytical assignments supporting acquisitions, asset management and due diligence as needed.

 

Required Knowledge, Skills & Abilities:

  • B.A. degree minimum requirement.
  • 1-3 years of relevant experience in real estate finance, finance, accounting, economics, engineering, or computer science required.
  • 1 - 2 years of real estate underwriting experience preferred.
  • Experience with multifamily investments preferred.
  • Strong Proficiency in MS Excel, Word and PowerPoint required.
  • Excellent verbal and written communication skills and interpersonal skills, ability to multi-task, organize, problem solve and self-manage in a highly dynamic environment and strong attention to detail a must.
