Job Description
QCP is seeking an Acquisitions/Analyst to support the growth of the company. This is a position with tremendous growth potential, presenting an opportunity to work directly with the founder and principals. The candidate should be detail-oriented, self-motivated and should thrive on the challenge of helping to grow a company.
You will work directly with the founder to assist in all aspects of reviewing new opportunities. In this capacity, you will conduct detailed research and underwriting of each opportunity and assist in the preparation of all investment materials. Additionally, you will manage existing and new investments through their life cycle, playing a key role in the management of assets post-acquisition and helping to develop business plans and strategies to optimize investment returns through their eventual exit.
Key Responsibilities:
• Analyze, research, and underwrite new acquisition opportunities
• Perform due diligence and be able to offer opinions and critical analysis of material
• Prepare pro-forma cash flow analysis (Excel) and/or RE acquisition software tools, CAM reconciliations and performance analysis based on multiple potential exit strategies (i.e. capex program, sell pads, develop additional pad, reposition tenants, spaces, etc)
• Prepare market studies, tenant void analyses, hold/sell analyses, and business plans
• Monitor ongoing performance of properties and assist in asset management functions
• Interact with brokers, consultants, and lenders on current and future opportunities
• Develop detailed knowledge of markets and investment strategies
- Spearhead a deal from acquisition, to DD, to closing
Skills and Qualifications
• Bachelor’s Degree required, Master’s Degree welcomed
• Advanced knowledge of Excel and PowerPoint required
• 2-4 years of experience of real estate financial analysis
• Strong analytical, organizational, communication and problem-solving skills
• Experience/exposure to retail, office, light development/re-development and asset management
• Be prepared to take on other duties as may be required during this growth phase
• Passion for real estate
