Acram Group (“Acram”) – Director, Asset Management

 

Position Description

The Director of Asset Management position at Acram Group is a critical function at the firm and will directly support the Head of Asset Management across several important operating areas in Acram Group’s geographically diverse and growing 2.5M RSF real estate portfolio. As a key member of the asset management team, you will play a critical role in ensuring that Acram’s investments are being managed and executed properly and that value is being created at each property. The ideal candidate is thoughtful, organized and entrepreneurial with relevant commercial real estate operations and leasing experience.  In addition, the candidate must also be proactive, with ambition, drive and demand for a very high standard of excellence and be willing to work in an open and energetic environment.

 

Asset Management Responsibility:

The Director of Asset Management is a critical role in managing the day-to-day business plan operation and execution for each property in the Acram Group portfolio. In doing so, a variety of responsibilities in the below areas will be required: 

 

Leasing

  • Strategize and lead property leasing for certain assets in the Acram portfolio.
  • Select and manage third party agency leasing teams at each property.
  • Negotiate key lease terms with prospective tenants and manage process through lease execution.
  • Conduct net effective rent analyses and assess key deal terms vs. budget and pro forma.
  • Manage tenant relationships.

Debt Management

  • Support lender relationship management, including providing lender updates as necessary.
  • Track and monitor key loan metrics (debt yield, DSCR, etc.) and critical dates and loan covenants.
  • Manage, develop, and distribute required lender reporting.
  • Develop and submit lender funding/draw requests.
  • Support refinancing and loan modifications as necessary.

Investor Management

  • Develop, manage and distribute quantitative and qualitative monthly, quarterly, and annual reports for certain assets in the Acram portfolio.
  • Track and monitor key covenants and requirements of the specific operating agreements and distribute quarterly investor distributions.
  • Manage periodic ad hoc investor requests.

Capital Projects

  • Model, price and value engineer capital projects at each asset, where applicable.
  • Work to select general contractors, architects and other relevant third parties.  

Property Management

  • Manage third party property management teams and support internal property managers, including:
    • Tenant invoicing
    • Cash and accounts receivable
    • Reconciling AR ledger
    • Vendor invoices
    • Cash and accounts payable
    • Reconciling AP ledger
  • Support tax professionals in annual tax preparation.

 

Requirements:

  • Passion for and at least 3 years of experience in the commercial real estate industry.
  • Experience with office, industrial and/or multi-family leasing.
  • Proven experience in managing complex projects.
  • Excellent references.

Compensation and Details:

  • Compensation will be commensurate with the market and the individual’s experience.
  • Timing is immediate.
