COMPANY

Our Client, a Mid-Atlantic/Southeast based, very well-established, entrepreneurial commercial real estate services firm seeks a talented commercial property management/operations leader to join the organization. Founded numerous decades ago, this organization is a long-term relationship driven, full-service 3rd party real estate firm providing brokerage, property management, and project management services to clients with over 31M sf of commercial properties and over 9,500 multi-family units under management. 

 

POSITION

Reporting to the President/CEO, the Senior Vice President, Commercial Property Services will be working for one of the most respected and successful real estate companies in the Mid-Atlantic region.  This position is responsible for leading the commercial property and project management (“CPS”) market leaders and their respective team(s) throughout the organization’s portfolio in Virginia and South Carolina.

With oversight and accountability for providing strategic and tactical leadership for the entire CPS team, this candidate will be responsible for optimizing performance and effectiveness, enhancing processes, establishing, and maintaining relationships (client, tenant, vendor, and brokers), and ultimately achieving financial results which align with the overall corporate goals and objectives.

 

 

KEY RESPONSIBILITIES

Team Development and Leadership

Since the firm’s inception, our client’s reputation has been built by the associates, the continual development of CPS associates, and the implementation of best practices within the organization.  This is a critical focus of this position.   

 

  • Cultivate and inspire a culture of high performance and continuous improvement with a commitment to maintaining high standards of integrity, professionalism, and results
  • Lead CPS market leaders in planning and building the competency of CPS’s talent through highly effective training, engagement, and passionate motivation
  • Develop and strengthen CPS roles encouraging interaction between all members not only within CPS, but across the organization to implement and follow best practices resulting in high associate engagement and both team and operational efficiency
  • Ensure alignment of individual priorities with overall business objectives
  • Coach CPS team members to success and hold individuals accountable for achieving results
  • Lead change management strategies and plans as needed to maximize associate adoption, drive communication plans, and minimize resistance, promoting higher utilization and greater proficiency in adapting to change
  • Collaborate and support the Executive Leadership Team’s objectives fostering the firm’s core values

 

Relationships  

  • Continue a service-oriented culture built on a relationship driven model with all stakeholders (clients, tenants, vendors, brokers, and other associates within the firm)
  • Provide visible, ethical leadership across the CPS platform, ensuring a culture of the highest standards of conduct and demonstrating expectations of unparalleled service
  • Cultivate, develop, and maintain positive and successful relationships with clients, tenants, vendors, brokers, and others establishing open and ongoing professional relationships
  • Support firm goals by offering superior customer service and relationship management fostering long term relationships
  • Develop and enforce policies and procedures
  • Establish and enforce standards with investigation of all complaints, disturbances, and violations alleged or otherwise and resolve issues in a timely manner

 

Technology and Data 

  • Utilize and optimize the firm’s technology solutions such as MRI, Building Engines, and other solutions to extract and monitor performance analytics, workflow, service requests, etc.  
  • Partner with key stakeholders to identify technologies, business intelligence and solutions for actionable insights and CPS performance knowledge with a focus on the identification of new opportunities, optimizing relationships, revenues, and firm’s overall value

 

Financial Planning, Budgeting and Reporting

  • Lead CPS in annual budget review and preparation, working in conjunction with CPS market leaders to align with corporate revenue growth and financial goals
  • Identify and implement new business opportunities for increasing revenue potential
  • Analyze internal business processes relative to property operations
  • Identify synergies, economies of scale, and efficiencies which add operational and financial value to managed clients and the firm
  • Develop and inspire a culture where financial information is utilized to evaluate ongoing effectiveness of current plans, programs, and initiatives; consulting with key stakeholders; soliciting, evaluating, and applying suggestions for improving efficiency, cost effectiveness and optimizing revenues

 

REQUISITE EXPERIENCE

  • Hands-on inspirational leadership style
  • Exemplary track record of success in leading, coaching, and mentoring teams
  • 15+ years of commercial property management leadership success, preferably with 3rd party management  
  • Prior significant P&L responsibility
  • Thorough knowledge of property and project management best practices; commercial retail, office, industrial and industrial, trends, operations, leasing, and laws
  • Advanced proficiency and hands-on experience with managing large and/or complex real estate portfolio. Proven success building a culture of financial accountability across his/her team exceeding financial and operational objectives.
  • Demonstrated results driving and leading transformative strategic initiatives, continuous improvement, organizational effectiveness, and performance management with a large team in multiple markets
  • Sophisticated communication and influencing skills, highly skilled at communicating complex issues to stakeholders and/or audiences at all levels
  • Ability and willingness to travel up to 40%
  • Certified Property Manager, CPM®, designation preferred
  • Virginia Real Estate license preferred
  • MUST BE WILLING TO RELOCATE.  RELOCATION ASSISTANCE PROVIDED

EDUCATION
