Position Overview:

Ascentia is looking for a Project Manager to oversee all significant construction activity in the Southwest District.  We are looking for a candidate who is:

The Southwest Project Manager (PM) is responsible for all planning and oversight of specified construction projects within the district.  The PM will report directly to the Southwest District Manager.  A majority of these projects will be located in and around the San Antonio area (some projects located in Houston, Austin, NM, NV, & NC).

 

The PM will work directly with Ascentia team members (VP of Operations, District Manager, Community Managers) and specified vendors to plan and execute all projects.  These projects will vary in size from roughly $10,000 - $1,000,000, with a timeline of roughly 1-6 months each depending on the scope of work.  Project type and scope will vary heavily, with an emphasis on infrastructure and site work (drainage, road construction, water and sewer line upgrades and installation, private water and septic systems, etc).

 

The PM will work with the DM and VPO to establish each project’s scope, key milestones, and budget.  The PM is responsible for all activities associated with planning, execution, and oversight of each project, including but not limited to; creating project scope/budget/timeline, vendor selection, contract negotiation, design and finish selection, project coordinating and communication (with onsite staff, local government agencies, vendors, suppliers, and Ascentia management), project reporting and analysis.

 

Key Responsibilities include:

  • Develop project scope of work (prepare cost estimation, budget, and scheduling)
  • Organize and attend project meetings (in-person and virtual)
  • Manage specialists such as engineers, architects, and designers
  • Source materials and suppliers as needed
  • Review contracts and vendor proposals
  • Project estimating and bidding
  • Coordinate staff, vendors, engineers, and other resources
  • Manage project progress and adapt work as required
  • Quality control and project oversight
  • Timeline management
  • Manage relationships with vendors, suppliers, and government agencies
  • Ensure accurate project documentation
  • Vendor procurement, networking, and vetting

 

 

Knowledge, skills, and abilities:

  • General Construction experience, preferably infrastructure-related (water and sewer lines, private water and sewer systems, concrete and asphalt work, drainage, etc)

  • Ability to create and document project scopes of work
  • Cost assessment, analysis, and management
  • Vendor negotiation
  • Troubleshoot construction issues & construction investigation

  • Ability to read basic architectural and engineering plans
  • Navigate municipalities and processes (permitting, inspections, compliance)
  • Networking with contractors and vendors
  • Construction coordination
  • Valid drivers license

 

Education & Experience:

  • Bachelors Degree – desirable
  • Minimum 5 years of construction experience
    • Infrastructure experience – desirable
  • Basic IT skills – email, Microsoft Office programs, etc
