MIG Real Estate (“MIG”) is a private real estate investment firm located in Newport Beach, CA. MIG owns and operates real estate investments in multi-family, office, hotel, retail, and industrial properties located in the Western U.S and Texas. The company currently owns over 10 million square feet of real estate comprising more than $2 billion in assets under management with over half of that amount invested in multifamily buildings. 

MIG is currently seeking a results-oriented construction management professional with at least 6 years’ experience construction management to manage interior unit renovations and capital projects including oversight of all field operations, budget controls, and schedule implementation.  This professional will ensure that construction requirements, quality expectations, production deadlines and investment goals and objectives are met.  He or she will be responsible for facilitating design review and approval, construction phasing, cost estimating, production schedules, contract administration, onsite supervision and quality control. This position will report directly to the Director of Construction.


RESPONSIBILITIES: 

This position will be responsible for interior unit renovations and capital projects. 


CONSTRUCTION MANAGEMENT EXPERTISE:

· Manage all interior unit renovations, capital and other construction projects.

· Put in place resources and production process necessary to successfully complete projects.

· Ensure that all company, client and project policies, procedures and standards are followed.

· Responsible for creating and achieving all construction scopes, budgets and schedules.

· Coordinate production schedules.

· Manage cost estimating, bid process and contract administration.

· Prepare, update and report project schedules, budget comparison, and progress reports.

· Negotiate bulk purchases with vendors and suppliers as appropriate. 

· Meet with government agencies to support projects as necessary. Develop and maintain relationships with municipal building permit and code officials. 

  

ASSET MANAGEMENT SUPPORT

· Work with asset management teams to assess building condition at all assets, determine capital needs and priorities necessary for asset preservation.

· Work with onsite property management maintenance teams to confirm repair and maintenance needs.

· Review renovation scopes, plans and pacing with an eye toward quality control, value engineering, timely completion and acceleration where appropriate. 

· Interact with project architects, engineers, and construction teams to manage, coordinate and successfully complete projects at multiple sites. 

· Supervise trades, finalize contracts, assess quality of work, approve draw requests (insurance requirements/lien waivers), change orders and punch lists.


ACQUISITION SUPPORT

· Assist due diligence teams with comprehensive assessment of physical plant for all target acquisitions.

· Review third party due diligence reports to confirm physical needs.

 

Requirements

 

  • BA/BS preferred
  • Six or more years of construction experience with four plus years of apartment construction and renovation project management 
  • Should have vendor and contractor relationships
  • Demonstrated ability to manage multiple projects at a time
  • Proven success at value engineering, meeting project budget and production goals
  • Familiar with design and plan review
  • Resourceful with good trouble shooting skills
  • Must have strong organization and leadership skills
