We are seeking an AVP or VP of Acquisitions with extensive leadership experience in the industrial real estate industry to join our rapidly growing company.

 

 Responsibilities include but are not limited to:
 

  • Identify and source potential acquisition opportunities with a hyper focus/emphasis on finding and creating off-market opportunities
  • Create and enhance a broker network targeting Rexford’s target industrial markets as requested By Rexford Industrial.
  • Represent Rexford in the market with brokers, tenants, and owners to properly describe Rexford’s extensive capabilities and acquisition criteria
  • Perform investment and financial analysis, including the investments’ value-plan or path to creation, focused on value-driven investments.
  • Formulate and execute strategies to maximize value through knowledge of real estate markets and value-add strategies
  • Drive and manage the Acquisition process, including, without limitation, underwriting, crafting, and negotiating LOI’s and PSA’s, overseeing and ensuring proper due diligence among other tasks.
  • Formulate and execute strategies to maximize value through knowledge of real estate markets and value-add strategies
  • Collaborate with Accounting, Leasing, Property Management and Construction Management to effect smooth closing and transition of purchased assets.
  • Be the sole point of contact for brokers and property management professionals throughout the new deal process.
  • Collaborate with Originations team, Customer Solutions and leasing to identify spot trends and develop opportunities to create off-market deal flow
  • Manage analyst/underwriters to ensure efficient execution of deal flow

 

Qualifications:

 

  • Minimum 6+ years’ experience in real estate equity investing and asset management preferably within industrial and commercial real estate.
  • Knowledge of all aspects of real estate including underwriting, valuation, legal documentation, purchases/sales, leasing and property operations.
  • Knowledge of ARGUS,
  • Yardi and Salesforce a plus. 
  • Strong quantitative skills and expertise with Excel spreadsheet/modeling skills
  • Successful track record of working and thriving in an institutional, dynamic, fast-paced and changing environment that is results oriented
  • Strong organizational skills with keen attention to details
  • Entrepreneurial and self-driven
  • Team oriented and collaborative
  • Track record of executing on off-market and value-add transactions
  • BA or BS degree in business, finance, accounting, or real estate preferred
  • Significant local Southern California travel required
  • Industrial and Commercial experience essential
  • Track record of leveraging broker community
