The Real Estate Development Manager initiates the planning and development of sites by collaborating with Architects, Designers, and Engineers. The Manager oversee the permitting/entitlement process, including meeting with municipalities and Home Owners Associations (HOA) to facilitate obtaining the necessary permits and permissions for the site plan to move forward. This role is accountable for effective execution and oversight of site work and construction phase of build-for-rent (BFR) projects per business plan. The Company works as a dynamic team so although the role requires a focus on these duties, you may be asked to take on variety of unrelated duties to support other team members to ensure successful execution of real estate projects and carrying out the corporate mission.
Comprehensive Management: Manage all aspects of development management to include due diligence, entitlement work, design, construction oversight, development team management, and coordination with all partners, consultants, Engineers, Architects, etc.
Financial and Project Reporting: Contribute financial analysis and reporting for active projects in the development pipeline to leadership, capital partners and banks.
Consultant Coordination: Coordinate with land use Attorneys, Architects, Engineers, contractors, city entities and departments to facilitate the permit process, entitlement analysis and fee verification.
Schedule Management: Create detailed project schedules for contract due diligence and predevelopment efforts through the construction phase.
Teamwork: Work with a passionate local team to establish and execute a joint vision and strategy for the successful execution of development projects.
Networking: Proactively manage and develop an extensive network of contacts needed within the local real estate market to achieve success in the business strategy.
Budget Control: Create parts of the project budgets and source/validate construction cost data for site work, vertical construction and community amenities
Public Politics: Make contributions to marketing and public relations efforts.
Site Management: Manage site work subcontractors and home builders/GCs to develop BFR communities across the SE
Amenity Vision & Design: Work with consultants to design site plans and community amenities in line with the Company vision
Quality Control: Overseeing quality control of the residential product
Innovation & Product Research: Product innovation and research to identify new trends, home features and amenities the Company can incorporate into the communities and homes
Utility Coordination: Working with consultants to determine utility plan and availability to communities
Cost Control: Stay on top of new cost fluctuations, permitting and code trends, and zoning/impact fee implications
