Overview

The VP, Research and Analytics provides detailed market analysis in support of potential new developments and/or acquisitions, and to guide company strategy. This individual will conduct research and write white papers for publication in trade journals, etc. on special topics of interest to the rental apartment industry, with the objective of demonstrating Middleburg’s research capacity and supporting narratives favorable to the company.

Essential Duties and Responsibilities

  • In consultation with company leadership, design and execute appropriate methodology for selecting target markets and submarkets on a semi-annual basis:
    • Aggregate data on apartment markets from a variety of sources, including CoStar or other providers, Bureau of Labor Statistics, FRED, US Census Bureau, Oxford Economics, and other sources.
    • Analyze data for correlations with rent growth, liquidity, occupancy, etc.
    • Make future projections of rent growth for markets based on shown correlations. Compare with projections from third-party sources, i.e., CoStar.
    • For submarkets/target areas, map all areas that meet minimum criteria, such as median income, median home values, proximity to employment, etc. Within areas that meet criteria, prioritize based on other considerations, such as supply, etc.
    • Using GIS, analyze the relationship of the above criteria, and other potential criteria, on apartments rents and performance, as possible.
    • Continuously revise, improve, and update methodology for market and submarket selection.
    • Present results of forecasting, market selection process to company leadership every six months
  • Supervise and/or conduct market analyses for development sites or potential acquisitions of multifamily rental properties:
    • Update and maintain standard templates for market analysis as needed.
    • Review work of deal team analysts for accuracy and reasonableness. Visit sites as needed to confirm rents and assumptions, in cooperation with deal team analysts.
    • Conduct demographic, affordability, and supply/demand analyses as necessary for sites/properties under consideration.
    • Address specific market questions and communicate knowledge of market conditions, etc. to outside investors as needed.
    • Contribute to Investment Committee memos.
  • Write and publish a quarterly market report describing market conditions in markets throughout the Southeastern United States.
    • Aggregate data on apartments from a variety of sources, including CoStar or other providers, Bureau of Labor Statistics, FRED, US Census Bureau, and other sources, as necessary.
    • Create descriptive charts and graphics related to rents, occupancies, employment, sales, etc. based on the above data.
    • Publish in an attractive quarterly report.

 Requirements

  • BS/BA or equivalent combination of education and/or experience required; Minimum 5 years experience analyzing real estate markets, with emphasis on the multifamily space.
  • Demonstrated ability to work with executives and coordinate a high volume of diverse assignments, effectively handle competing priorities, and maintain attention to detail.
  • Proficiency in use of Microsoft office applications; Advanced knowledge of Excel (VLOOKUP, Pivot tables, etc.); Proficient in ArcGIS; Ability to learn organization’s database, content management system, and other software as needed.
  • Meticulous grammar, editing and writing, presentation, and communication skills.
  • Demonstrated ability to maintain confidentiality and use good judgment in making independent decisions with a high degree of tact and diplomacy.
  • Basic knowledge of statistics, including linear regression models, formal training in econometrics, data analysis/modeling preferred.
