Our Company

Riaz Capital is an Oakland, California based fully integrated development, investment, and asset management company, focused on addressing the changing housing needs of the millennial generation. Our mission is that anyone who earns area median income can afford a place they would love to call home by building transit-oriented high-quality apartments at an affordable price point for our residents.

Our vertically integrated development firm has operated in the Bay Area since 1977. Today, the Riaz Capital team manages over 1,500 units and has roughly 1,700 residences in the development or construction process, and possesses core competencies in development, construction, asset management, finance & capital markets to exercise control and speed of execution through every stage of the development cycle. In addition to new construction development, the firm has extensive experience in repositioning both urban and suburban workforce housing properties, and has executed several adaptive reuse projects. Our current activities are ~70% new construction and ~30% adaptive reuse and repositioning. Today, Riaz Capital has ~$500 million in real estate assets under management and with our current development pipeline, should reach $1 billion by 2024/25.

Our core new construction design is a 300 +/- square foot studio that incorporates all of the necessary functions of a housing unit. We have developed a design that works in a variety of building types: Townhouses, Mid-Rise Apartments, Substantial Rehab and Adaptive Reuse. Our current design and mission is a result of a years-long synthesis of our experience from micro-units, student housing, traditional multi-family, and co-living. Our units foster total privacy and security, which provides our residents with a sense of independence (and individuality) all within the fabric of a larger community. Each of our projects has an emphasis on architectural creativity, unique design, walkability, utilization of open space and personal privacy.

 

Acquisitions Analyst

As a vertically integrated real estate development, asset management and construction company, we desire a highly motivated person who enjoys multi-tasking and working in a fast-paced environment. The ideal candidate is excited to contribute to the growth of an innovative development Company. The Acquisitions Analyst must be excited to learn and grow in the multi-family development industry. This position will support on all property acquisitions, and will play a pivotal role in the growth and success of the Company. This position will work closely with the Acquisitions Associate, the development and asset management teams, and senior management including the VP of Development, CEO, CIO, and others to execute on Company initiatives and deployment strategies.

  • New Property Acquisitions
    • Support the Acquisitions Associate on the sourcing of new deals through new and existing broker relationships, as well as direct to owner outreach.
    • Acquisitions and sourcing needs will include land and ground up development sites, as well as substantial rehab, conversion of use properties, and multifamily properties.
    • Support the Acquisitions Associate on the creation and updates to scope and other investment related documents to be communicated both internally to the team, and externally to investors and lenders. 
    • Tracking of potential leads and site acquisitions.
    • Outbound marketing initiatives to find new deals.
  • Underwriting and Pro Forma
    • Support Acquisitions Associate to manage and maintain underwriting and cash flow pro forma analysis for prospective sites through the entire property transaction.
    • Responsible for understanding and validating all assumptions in the model. Work with other team members and external parties where necessary to update cost, financing, revenue and timing assumptions.
    • Work closely with financing and project management team to provide scenario analysis for the development of the property, and to make updates to the model based on Company strategy.
  • Purchase Agreements, Documentation and Communication
    • Support the Acquisitions Associate on negotiating, preparing, and submitting offers, LOIs and PSAs.
    • Support the Acquisitions Associate when working with the transaction attorney to structure the deal – thinking outside of the box is always encouraged.
    • Manage the project investment memo through the acquisition to document the key points and strategy of the deal as it progresses, as well as to use to communicate internally, and fundraise from investors and lenders.
    • Support on drafting key communications and presentations for external stakeholders, working closely with the fundraising team to distribute investment offerings.
  • Due Diligence and Escrow
    • Support on all aspects of the due diligence period and purchase transaction.
    • Support on the organization and review of disclosures, documents, reports and all other due diligence documentation.
    • Work with external consultants to order necessary reports, and support Acquisitions Associate on navigating issues and concerns as they arise during the transaction.
    • Work with development team and acquisitions team to understand and document entitlement and development feasibility, as well as construction cost budgets each property.
  • Dispositions
    • Support on the disposition of assets, including new construction and existing value add deals.
    • Support the Acquisitions Associate and Asset Management team to manage “prep for sale”  projects, and ensure disclosure package is compiled accurately and completely.
    • Assist with broker and/or direct to market relationships to sell the property.
  • Support the development functions of the company to analyze market and project specific data.

 

Qualifications

  • Bachelor’s degree in finance, accounting, real estate, or related field preferred.
  • 2+  years’ experience in real estate acquisitions, transactions or brokerage, development, accounting, finance, or other related fields preferred.
  • Proficient in Microsoft Excel modeling/underwriting, Microsoft Word, and PowerPoint presentations.
  • Excellent written and verbal communication skills.
  • Highly organized and detailed oriented.
  • Highly motivated with a passion for real estate investment and development.
