The Contracts and Closing Associate is responsible for preparing the necessary documents and exhibits for each note and/or commercial assets sold and seeing the execution of said deal terms.  Responsibilities include verifying proper agreements are in use, all non-standard forms are approved by the legal team and comply with internal policies and manage issues among parties with contract terms.  This position requires strong organizational skills, the ability to multi-task, and the awareness of where all assigned transactions stand.

 

RESPONSIBILITIES

  • Ensure contracts and addenda required for the sale of properties and notes on Ten-X are posted and made available to our buyer clients prior to auction

  • Review agreements for required auction terms and communicate to seller/attorney the changes needed

  • Makes recommendations to internal stakeholders regarding contract forms to ensure best outcome

  • Audit due diligence vault/site to verify each agreement complies with the client’s approved Marketing Agreement, Confidentiality Agreement, Participation Terms and Purchase and Sale Agreement

  • Ensure contract ratification after auction and ensure buyer and seller performance

  • Draft and circulate all closing documents along with contract corrections post execution and maintain seller/attorney customer relations

  • Track deal closing progress and make management aware of any closing delays

  • Process all sales in internal system for tracking and Data integrity

  • Manage escalated issues to ensure a successful and on time escrow closing

 

REQUIRED SKILLS

  • Bachelor’s degree

  • 2+ years of commercial or residential real estate transaction or title/escrow experience

  • Working knowledge of real estate terms and processes

  • Working knowledge of commercial real estate contracts, closing and all associated due diligence and loan documents

 

PREFERRED QUALIFICATIONS AND SKILLS

  • Highly collaborative and capable of working with internal partners to facilitate successful results

  • Ability to make quick decisions and solve problems using good judgment

  • Excellent communication skills - written, verbal and interpersonal communication skills across all levels of the organization

  • Demonstration of organizational skills, attention to detail and ability to handle confidential material

  • Experience with various commercial property types

  • Strong organizational and records management skills

  • Considerable knowledge and skills in conflict resolution techniques

  • Ability to handle issues that are often sensitive and controversial
