Director, Portfolio and Asset Management Overview: Responsible for managing a select portfolio of highly complex and diverse real estate assets, focusing on preserving and enhancing the value and risk-adjusted return of investments and communicating respective investment results.  Maintain pro-active engagement in the development, operations, financing, and disposition of assigned real estate investments; confidently demonstrate specialized knowledge in real estate portfolio and asset management while consistently exercising discretion and independent judgment relative to each of these functions.  Judiciously implement actions to achieve expected investment returns. Assist in developing new systems, processes, or specific investment type policies which contribute to the firm’s overall objectives and goals.

A minimum of seven (7) years of commercial real estate experience and a demonstrated history of fostering open and productive relationships with clients, property owners, colleagues, and other stakeholders to support National’s mission to exceed client expectations.

Essential Functions:

  • Executing asset management plans and practices consistent with National’s investment, development, operating and disposition procedures.
  • Preserving and optimizing the value of assigned, institutional quality real estate debt and equity investments; optimizing returns from investments commensurate with the risk/reward profile of the investment and in context of portfolio objectives; seeking innovative strategies to accomplish these objectives.
  • Implementing asset management strategies, working with other multi-disciplinary teams, and performing functional activities including, as appropriate, development duties, construction monitoring, forecasting, due diligence support, finance analysis and sourcing, leasing, marketing and sales analysis, capital and operating budget evaluations, and risk-adjusted return analysis.
  • Actively managing the investment’s ESG Plan, in conjunction with budget monitoring and annual planning. Collaborating with National’s ESG stakeholders to ensure each asset’s ESG plan supports driving financial performance as well as the Company’s performance against the GRESB benchmark.
  • Managing additional day-to-day operational duties, as needed, including (i) creating and managing marketing program, (ii) establishing and directly managing development, property management, brokerage services, and/or local community relationships, (iii) engaging tax, accounting, and other consultants, and (iv) leading financing and/or disposition efforts.
  • Providing direction and oversight of development and/or asset management plan; working closely with borrowers to monitor development and debt investment performance.
  • Preparing timely and accurate asset management reports, schedules and investment recommendations.
  • Managing and mentoring junior asset management staff.
  • Occasionally participating in the evaluation of proposed new investments.
  • Routinely reviewing each investment’s insurance standards and program to confirm compliance with policies and effective, timely procurement. 
  • Preparing periodic asset reviews for executive management.
  • Periodically assessing individual investment’s development and operating efficiencies and making recommended changes, as appropriate.
  • Maintaining and building effective ongoing relationships with partners, borrowers, advisors, legal counsel, consultants, clients, and internal staff at all levels.
  • Demonstrating commitment to National’s Sustainability Policy and best practices.
  • Periodic overnight travel is required on an as needed project-specific basis to attend meetings and special events.

 Qualifications:

  • Successful completion of a bachelor’s degree is required; coursework completed in real estate, business, finance, or other related field or solid experience in real estate finance, development, or real estate management is preferred, and/or a master’s degree.  
  • Must have a minimum of seven (7) years of commercial real estate experience. Additional related work experience is preferred.
  • Required to exhibit advanced real estate knowledge, sound judgment, and solid interpersonal skills, including the ability to work well within a team.
  • Required to demonstrate solid analytical and critical thinking skills and effective verbal and written communication.
  • Demonstrated history of fostering open and productive relationships with clients, property owners, colleagues, and other stakeholders.
  • Must be self-motivated and able to work independently in a fast-paced, complex professional business environment with the ability to prioritize and handle multiple projects. Must be able to translate strategy into action and work effectively in ambiguous situations.
  • Must possess excellent financial, mathematical and project management skills and be able to work with complex databases and/or quantitative tools.
  • Ability to spend extended hours traveling nationwide to different project sites and office locations.
  • Required to demonstrate intermediate application of Microsoft Office Suite; specifically, Word, Excel, Power Point and Outlook.
  • This position requires applicants to be authorized to work in the United States.
Work Environment:
This job primarily operates in a clerical, office setting. This role routinely uses standard office equipment such as computers and phones. It is a sedentary role in a professional environment; however, incumbent is required to regularly walk, sit, talk and/or hear, reach with hands and arms.
