They are dedicated to building value for their clients with professionals in 18 major cities throughout the United States and Europe and focus on office, industrial, healthcare, multi-family residential, and mixed-use projects nationwide. They are currently looking to expand their footprint by establishing and growing a new office in the Raleigh, NC area focused initially on large, high rise, urban, mixed use development projects.

Position Overview

Responsible for the overall management of all construction and construction related activities of a project or projects from the inception of a project through the final close-out of a project.

KEY ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Responsible for field execution of construction activities on all projects. Management of all design professionals, contractors and specialty consultants.

  • Manages all facets of project management (budget, schedule, design, permitting, construction, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.
    Demonstrates ability to read, understand and apply standard to complex documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.

  • Interfaces directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.

  • Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitates project meetings.

  • Implement project documentation governance aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.

  • Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Creates action plans to meet objectives, budget and schedule.

  • Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.

  • Demonstrates ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

  • Responsible for preparation of project budgets and preliminary development timeline.

  • Maintains all construction-related project information in asset management system (ELITE) including project size, project costs, and key dates accurately and timely. Ensures that any subsequent changes are reflected there on a timely basis.

  • Assists in conducting due diligence on prospective land or building acquisitions.

  • Other duties may be assigned.

    MUST BE BASED IN RALEIGH, NC - RELOCATION ASSISTANCE CONSIDERED

KEY QUALIFICATIONS


Bachelor's degree in Architecture, Engineering, Construction Management, business or equivalent from appropriate 4-year college program. A minimum of 8 years commercial construction management experience with prior involvement in high-rise/concrete construction projects. Knowledge and understanding of construction practices/techniques, contract laws, project controls and building support systems or any similar combination of education and experience. Ability to deliver projects on time and on budget.
